Do I need it?

At some point your property is bound to need some kind of maintenance, and if you don’t have a go-to person in the area local to your property, we can help you find the right person for the job at any time.

Looking after a property requires care and upkeep. Things get used and worn through the general wear and tear of people living in a property and you might need someone to fix something while you have tenants in situ, or at the end of a tenancy.

Sometimes accidents happen, caused by a huge range of factors, from human accidents like leaving a tap on, to storm or fire damage.

We recommend that you always have Landlords Buildings and Contents Insurance and that your tenants should have their own Tenants Content Insurance. But you may well be in need of a Local Hero to come to the rescue and fix the issue.

But there are also essential maintenance jobs that need doing from time to time. A property in good condition is always likely to rent more easily and for a higher yield. It’s in your best interest to keep the property in good shape, for the health of your property, your income and your tenants.

You may just be in need of a handyman to fix a leaky tap, or you might want new flooring or a boundary fence replaced by a carpenter. In any of these scenarios you can take advantage of our simple-to-use Local Heroes booking service.

What else do I need to maintain in my property?

Then there are other checks and inspections which need to be carried out by law. A Gas Safety Check needs to be carried annually out by a qualified engineer who is registered on the Gas Safe Register.

The relevant Gas Safety Certificate then needs to be produced following this and a copy should be made available to the tenants. Failure to do this can result in penalties and fines.

How am I matched with a Local Hero?

Once you assign the maintenance request to Local Heroes in your dashboard, they will look for Heroes in your area who are qualified for the job.

If there is an available Hero, they’ll be matched to you and your job, and you’ll be given each other’s contact details.

The Hero will give you a call to arrange the appointment to the property and the job, at which point you need to update the time and date in your dashboard, so the tenant knows when to expect the fix.

How are the Local Heroes vetted?

Local Heroes qualifications are checked to ensure they can do the job. They are covered by at least £2m Public Liability Insurance and agree to the Local Heroes code of conduct.

A sample of all Local Heroes jobs are checked by a third party to ensure they are up to standard. And remember that you can register for a 12-month British Gas backed guarantee of the work once it has been carried out to give you extra peace of mind on the quality of the work.

How do I make payment for a Local Heroes job?

You will be sent a link by Local Heroes when the job is complete, from here you can make payment online by debit/credit card. Please do not pay your Local Hero in cash as it will not be backed by the British Gas 12-month guarantee.
