With the rise of online everything, theoretically all you need is an internet connection and you can be set up with a perfect pad and the love of your life with a couple of clicks!

However, as internet consumers, we are often spoilt for choice. The rental market is no different, and tenants can be overwhelmed with the array of properties available to them. 

So how can you make yours stand out and be the obvious choice for the discerning online browser?

Think of your advert as a shop window

When you advertise your property, you are advertising a product. You should think of Rightmove and Zoopla as shop windows! If you were selling a chocolate cake or a pair of shoes, you’d showcase the very best example in your window to tempt buyers in… your portal advertising should be no different. 

Brilliant images are the main tool, and they will grab the attention of ‘scrollers-by’. Do bear in mind that although the snaps you’ve taken on your phone may have captured the mechanics of your property, they may not be the showcase shots needed to get prospective tenants desperate to view. A full suite of professional photos is a very worthwhile investment, something that will last the test of time and be worth their weight in gold over the duration of your property’s rental career. 

Think about your cover image

Now you’ve got the best shots, think about which one is the killer snap that will draw people in. Just like a dating profile, go with your strongest shot first…!

Rightmove reckon that leading with an image of a kitchen can lead to 10% more clicks than a shot of the outside of a building, (however clearly this theory only works if your kitchen is a selling point)! 

Cut the waffle

It would be daft to start a property search without a list of must-haves to kick things off. Even the most open-minded tenant knowns the rough size, location and budget of their dream property – key requirements that are usually pretty inflexible. 

Make sure these top features are easy to spot in your description, as well as any other ‘top must haves’ that you think makes your property stand out. Things like proximity to transport links and schools, extra living space (ideal for working from home), the number of bathrooms, outdoor space and parking are all high on the priority list for many, so worth listing early on. 

Detailing these desirables in a simple bullet pointed list can make them really stand out, giving prospective tenants a quick overview.
