The ease of posting a listing online, the exposure this listing gets and the increased speed in which the internet allows us to communicate, all contribute to the rate at which properties can be seen and snapped up.

It really can be a matter of ‘there one day and gone the next’ with properties selling within 24 hours of going live online in some cases. Many more of those that have chosen to sell via an online estate agent have done so within a week or two of listing, testament to the efficiency and ease of which you can sell your property without the input of a traditional estate agent.

Buying a house is rarely a one horse race and taking this into consideration there are a few things you can do to try and stay ahead of the pack. The most useful tool for the perspective buyer is to set up a property alert on one of the major portals such as Rightmove and Zoopla, the only way to be alerted to new properties as soon as they are listed.

What are Property Alerts? 

Each property portal will have a function to set up property alerts where by you list the criteria for a desired property, as you would when searching the portal yourself, it will then save this and as soon as a property matching this criteria is uploaded it will notify you straight away, usually via the email address you have provided.

This said it is important to remember you won’t be the only one using these alerts and although a useful aid for finding a property that meets your requirements, it won’t buy the property for you. It is down to the buyer to act quickly and try and arrange a viewing and negotiate and make an offer before someone else does.
