Mashroom founder and owner of the new Emoov Stepan Dobrovolskiy shares his top 6 reasons why he thinks landlords will love Mashroom.

Ok, look, we get it: we’re not the first startup to come along and claim to change the game, nor will we be the last. But there is no denying the disconnect landlords have with high-street agents, often having to pay high fees and go through an over-complicated process just to get renters in their property.

We won’t toot our horn too much though. Instead, we’ll choose to focus on six key areas where we believe landlords will look at what we offer and say, “yeah, I can dig it. I can dig it real good”.

So, without further ado, here are six reasons why you, landlord extraordinaire*, will fall head over heels in love with Mashroom. Oh, and don’t worry, the feeling is totally reciprocated; we love you too!

*if you are a landlord extraordinaire or would like to be, message me,stepan@mashroom.com, and we can invite you to our exclusive pre-launch test before general release.

1) We’re building bridges with a community-first approach ??

Let’s face it: landlords and tenants have a somewhat complicated relationship, mainly because the majority of contact between the two comes from an intermediary in the form a high-street letting agent.

Sometimes, though, it really is good to talk directly. So many small details can be easily fixed when there’s direct communication, with an intermediary around to help if need be, rather than drive the conversation.

We’re empowering landlords and tenants to work together, all under the Mashroom roof. That means once your property is let, we don’t disappear off into the night or only hang around if you keep pumping our pockets with management fees.

I’m not sure how I feel about becoming super buds with my tenant

Fear not, as we understand that, first and foremost, the relationship between a landlord and tenant is a business one. But like any good business model, when there’s communication between the brand and consumer (or landlord and tenant in this case), everything tends to run much smoother.

2) Everybody wins ?

Communication is one thing, but there needs to be a clear benefit to landlords and tenants. Our Viewing Package (more on the specifics below) champions landlords who work with current tenants to find new ones.

We know what you’re thinking: Mind Blown ?, but we reckon we’ve figured it out. For one reason or another, the time will come when your tenant vacates your property, and it’s your responsibility to list a new agent, hand them the keys, and then leave it up to them and the tenant to communicate as they try and arrange viewings and minimise void periods.

So, that’s you (the landlord), the current tenant and the agent working together in perfect harmony to find a new tenant. Except it’s not really harmonic, because the agent needs to rely on the current tenant to conduct viewings with new ones.

There isn’t much incentive for the current tenant to bend over backwards and go out of their way to make sure they’re at home when the agent has a viewing. But if they’re incentivised, suddenly the game done changed.

The Viewings Package sees landlords essentially placing tenant-finding responsibilities on the current tenant, who is then rewarded with one week’s rent if they find a new occupant. Of course, we give both you and the tenant all the tools to pull this off, and are with you throughout the entire process.

It’s a different way of looking at the lettings process, and one that we think has the power to change the way people think about lettings.

3) One fixed fee ?

We’re all about options at Mashroom, and if you don’t want to include your current tenant (or don’t have one), that’s not a problem. We charge one fixed fee of £150, which gives your property exposure on Zoopla and Rightmove, agreements and e-sign, deposit registration, tenant referencing, holding deposit collection, landlord referencing, rent collection and everything you need to communicate with tenants to let your property.

And breathe!

No more tiring back and forth conversations with high-street agents, trying to negotiate a fee that works for both parties. And no more losing between four and six week’s rent, because, let’s face it, that’s the fee landlords often settle on.

You’ll enjoy simplicity, more money in your pocket, and a dedicated team of property enthusiasts on hand to help you along the way.

4) We get landlords ?

We’re not merely another run-of-the-mill startup who thinks we’ve got it all figured out without any tangible evidence to back things up. Mashroom is full of tech-savvy, forward-thinking team members who come from a variety of backgrounds.

Some are tech-first thinkers, who are always looking for ways to make the lives of consumers easier. Others are landlords themselves that completely understand the trials and tribulations that come with putting your home on the lettings market.

Many of our team members are also tenants (we’ve even got one who is a tenant and landlord. Work that one out!) and, overall, we have over 30 years experience combined in the UK property market. All of these factors have allowed us to come at things from a fresh perspective, adding a new dimension to the lettings market in the process.

5) We got the reach, and we’re not afraid to preach ?

Being on all the major property portals isn’t necessarily something to shout out loud about in its own right. Combined with an all-in-one platform and a community of landlords and tenants, however, we have the reach to get eyes on the prize: your property.

We know how renters think, and most of them begin their property search on one of the major portals. While the pendulum may very well swing in the future, currently Rightmove and Zoopla are where it’s at when it comes to finding property. And we like to kick it with the big guns.

Add in an active presence on social media, and you can be sure that your property will reach far and wide.

6) Mashroom is all you need to let your property ?

Gone are the days of having to deal with different departments at the high-street letting agency, being shifted from negotiators to accounts to management and back again. We keep everything under one roof. And we mean everything, literally.

From tenant finding, negotiations, deposit registration and all the other bits and bobs that you would expect, to helping you find insurance, sorting out professional photos and floorplans, EPCs and much more. We’ve got you covered.

Think of us as a one-stop-shop for all your letting needs. It carries on once you have let your property, too: you can keep communicating with your tenant through Mashroom, and we have plans to incorporate a seamless management service that enables you to take care of any maintenance issues with minimal fuss.

Mashroom ❤️you

Our mission is to save landlords money, actually minimise those pesky void periods, and integrate a community that will produce a behavioural shift in the way people find and let their properties.

We love landlords, and we think that you’ll love us just as much once you start using Mashroom to let your home.
