4 letting agents in Bathgate

Never done one of these reviews before but our experience was so shocking over the last 16 months. Spent over a year in one of Martin & co property. During this time we had requested some replacements for the kitchen as a plumber suggested our washing machine would break - it did and was brand new due to nothing being done. The house when we moved in was disgusting, we spent 3 days cleaning the kitchen, a full day cleaning 2 bathrooms, the painting of walls were streaky and horrible, even an onspector agreed the place shouldn't have been rented. Constantly had people appearing at the house without any notice to do "works". Two times I was breast-feeding sitting under a window and 2 men showed up in the back garden staring to do work. Yet this continued to happen after complaints. Due to being high risk with covid we told the owner Antionette to call when someone would be round. We had no calls at all and someone showed up and got grumpy and moody when my husband said we needed notice. When I called back she was nothing but rude until I said I would need to be out the house. I then heard her say on the phone "shes high risk so she has a reason" as if thats necessary on top of our contract of needing notice. Laurie was just as bad. So rude on the phone, would fob off all my inquiries. For a company set in Bathgate they really are up themselves. When we left the property again the owner sent a rude attitude email. Absolutely unprofessional company from start to finish.

Very professional and friendly service. Quick response with queries. Antoinette is efficient and knowledgeable about letting process and relays it easy to understand. Got a perfect tenant for me. I then sold the property with them and the process was very smooth to getting a buyer and moving them in. I would recommend using Martin & Co Bathgate for both letting and selling.

Contacted multiple times about rentals via phone and email. Never got any response despite setting up the rental CV as requested. From the first enquiry to the last email the the letting price pcm was reduced so the property was still available. Would be wary if I was letting out a place via Castlebrae.

Absolutely shocking attitude. I am moving to Scotland from a different part of UK so I have scheduled viewings for a few days ahead. Castlebrae did not even bother to tell me that the properties are gonne knowing very well I have to fly over to attend the viewings. Slip up can happen so I remained calmed and asked about other properties in the area to which no one bothered to respond. No communication whatsoever and the lady on a phone was quite rude when I was scheduling the initial viewings. If this is how they treat new possible customers, I do not even wanna imagine how they treat their tenants.

I recently secured my first property as a tenant and I cannot praise Pamela, Beth, and all the team (sorry for those who's names I forgot, you were all amazing) for the time and effort. I had contacted all the local agencies in West Lothian and Castlebrae were the only agency who came back with enthusiasm and followed this up with excellent communications. First class service. Found the staff both professional and helpful. Pulled out all the stops to get the certification arranged in time for our new tenants moving in before we headed back to Australia. I was so pleased they didn't just take the first people to come along but instead carried out numerous viewings so we had a good choice of who we felt was most suitable. No comparison to the other agents my partner and I have tried over the years.

Very poor management of property. Lots of issues and damage to property left by previous tenant, failed to inform landlord and passed the buck on to new tenants. Failed to deal with faults etc.. And told tenants to fix themselves.. Time for deposit! Produced false documents and forged tenant signature in attempt to keep deposit. Passed on to police, stay away. Not good for landlords or tenants.

Lothian Homes currently look after many of my rental properties. They are very efficient and I would recommend them to other landlords. BR

Lothian Homes 4 Let give very good service to both landlords and tenants. The staff are always friendly and attentive. They look after the property and make sure any tenant issues are dealt with as quickly and as fairly as possible. This approach has retained long term tenants and minimized unwanted void periods. I would definitely recommend them.

I was a tenant with Lothian Homes 4 Let for many years. The girls were all lovely and very approachable. Any repairs were dealt with quickly. Inspections were made every 3 months which would give the Landlords peace of mind. I'd definitely recommend them and would still be with them if it wasn't for a change in my circumstances.
