Con men. The property was not as described, it was filthy, mould and rubbish everywhere, it needed many repairs which they are legally obliged to perform such as leaks and no heating and they refused stating it was up to me despite them being informed during the first week, and when I disputed this Avey (the boss) chased me out of their office threatening to hit me. Since I've left they have chased me for 3 months rent despite me paying every month straight to them for my time there. I'm still currently in court proceedings to get my deposit back and for them to face consequences for their illegal actions. AVOID AT ALL COSTS.

Having just moved from England to Scotland I rented a property managed by Aberdein Considine. As independent estate agents are not regulated by the council (my daughter rents through PKC and never had any issues with the flat or the landlord) agency really has no interest if the rental property is in a suitable condition to be rented out or not. Maintenance issues are handled incredibly slowly and with out care. I raised issues with the fact out of the 3 radiators in the property only 1 worked (just) and the kitchen window would simply fall out if it wasn’t secured by the flimsy latch causing a massive hazard, safety issue. Both bedroom windows couldn’t be closed correctly and seals had perished beyond use. The state of the property upon moving in it was clear it hadn’t been cleaned at all before I got there, and I don’t mean just a bit of dust! I had been in the property for about 10 days when I got round to informing Aberdein Considine about the issues (beginning of September) I was told someone would come out to measure the windows which they did after about a week and I was told it would take a month to replace...fast forward to November and still no communication! I then decided enough was enough! No help or communication, spending a huge amount of money to keep the property warm due to lack of suitable radiators, I searched online what I could do. By law every landlord has to comply with certain regulations in order to rent out premises. Property has to be waterproof, wind and draft proof and with working gas and electricity. Also any windows have to be secure and also in good working condition so you can air the premises and also avoid condensation. And all fixes and repairs are to be carried out in a reasonable time. The property I was renting out for 3 months since September 2020 (I have since moved out) was drafty, cold, electric heaters not working, windows falling out of the frame. All that the agency was able to do for me was to assure that it will be fixed some time in January. That’s 5 months after notifying the agency of the maintenance issues. Staff also not very pleasant to deal with, very arrogant. Does not accept accountability.
I have used the Perth branch of Aberdein Considine now on 3 occasions, and I highly recommend James and his team. There communication is excellent, keeping me up to date and informed of the progress from viewings through to eventual sales. I was overseas for the sale of a property and they go that extra mile to be helpful, attending to small details on my behalf to enhance the viewings.
Loved having all the services under one umbrella. Made the buying and selling process less stressfull. Not without hiccups but every issue dealt with timeously.

I was delighted with the service offered, which was friendly, professional and effective. As a result of the pandemic there were a number of challenges in our sale and purchase (including a buyer pulling out and resultant loss of our original purchase). However, at all times the team were helpful and provided sound advice. Would be very happy to use again.
