We decide to use countrywide, as they seemed competitively priced but I guess, you get what you pay for. They were very helpful at the beginning to gain the business, but the service afterwards has been appalling, They gave me the wrong information and instead of being sorry , they said I had to sort it out The manager refused 4 times to give me the managers name above him. Very disappointed with the service and the lack of professionalism shown at the branch. If that is the standard of the managers , perhaps they need a little more training

We both highly recommend the team at Country Wide Hamilton for their professionalism during the recent purchase of our new home and sale of our property. Nicole, Paige and Vikki were extremely accommodating and their knowledge of the local housing market was second to none. The whole teams expertise proved invaluable throughout the buying and selling process.

If there was a facility to leave no stars then I would. I lived in a property "managed" by Speirs Gumley for nearly 10 years. Every single resident is and was sick of Speirs Gumley to the extent that a residents committee was setup in hope of bringing them to task over their ineptitude where local councillors were also in attendance. During that time some of the highlights included a £200 bill every 3 months for each of the two toddler play parks to be "inspected" with no repair to the missing gate latch, exposed rusty nails, rotten wood chips, broken and deteriorated items with them for the entire time. Nearly £16,000 charged to residents for those "inspections" over the time I lived there without any repairs or issues being rectified. Added to the fact that in the near 10 years I lived there I never once saw anyone carrying out these inspections. The standard of work they do have carried out on your behalf is both of poor quality and value with the prices being charged consistently being drastically more than what is competitive or reasonable. Speirs Gumley arranged for 2 layers of bricks to be placed on top of a deteriorating wall at an insane charge of £3000 which they later had to write off upon being challenged as the wall was privately owned. The day the brickie came to carry out the work he stopped me in the street and asked whether I knew where the work was to be done. This is the level of professionalism you can expect from Speirs Gumley. Part of my property was damaged during this work and to my surprise they offered to reimburse me. 5 years on and I am still waiting for that to arrive. If you're fortunate enough to leave their reign once you sell the property then they will charge you £66 to email your final bill to your solicitor...an amount which equates to 6 months worth of my share for their "property management". When I called to speak to them about this I was repeatedly lied to. Firstly that they didn't know what that charge was, once they "found out" they said I would need to write in to query it...I had 3 calls back about it following that. They couldn't e-mail me my final bill as they no longer had my contact details...they e-mailed me afterwards without me giving my e-mail address. I was also told that my solicitor was made aware of the charge so "we don't have to answer calls like this". When I asked for an explanation as to what justified the cost it was explained to me that they had to reply to an email asking for information about the account and that they wanted details of who was buying the property and that these were not included in their services. The information about the account is how much money I owed them as a final bill and who were the people they could send bills to in the future, both of which I think is pretty hard to justify as not being their peirs Gumley and their general services. Speirs Gumley and their staff have no interest in you or your property other than how much money they can con out of people for their sub par or non existent work. They have no interest in what is morally right or wrong, morally justifiable or not. Their only interest is making money and telling you there's nothing they can or will do about it. I will forever go as far out of my way as possible to avoid any dealings with Speirs Gumley as a company.

I can well believe the bad reviews. The female employee I spoke with on the phone sounded like the title of one of Jethro Tull's albums and I could even hear a chorus of giggling gerties in the background. I get the impression they all work here as some form of punishment.

Had a very positive experience renting from Speirs Gumley on Bath St, Glasgow. All issues with the flat when moving in resolved quickly and with minor inconvenience. Good communication with and from the agency, along with a fair price for renting the property. I would definitely rent from here again.

The worst place I've lived in, no heating in the bathroom, cracked windowsills and a draft coming through constantly (being in Buxton this is not acceptable), we were told there was a cleaner working for them but when I moved in, the place hadn't been cleaned in three years and the proof of this was a packet of crisps that had been out of date since 2017 behind a sofa. They only respond when they are receiving money and ignore you when you mention how the building is falling apart and needs things to be fixed. With us being students, WiFi is essential, however the WiFi in the building didn't work 80% of the time. Coming onto this site to write an honest review of this company and the place I lived at also showed me that the '5 star reviews' they have received are false, as I can clearly see the people leaving these stellar reviews work there... I recognise the name from being at their offices to complain about how awful the housing was.

Absolutely shocking experience!!.....Stephen and Beth both need reporting for both their lies and unprofessional behaviour. I would not recommend these two if they were the last estate agents on the planet. I had to use a solicitor to be able to access another viewing after I had submitted an offer for property. Something both Steven and Beth knew was perfectly legal but refused to allow!!! Both agents caused an unnecessary stressful situation. I cannot highly UNrecommend them enough. Beware.

NEVER RENT FROM THEM. Almost 2 years and repairs that were meant to be done before we moved in never got done, great if you're a landlord wanting to try and exploit tenants though. After we requested another repair (on top of the unsealed windows and broken bath) their response was an eviction. They then, after giving us our notice tried to tell us that we owed them 28 days notice within their own. I've never seen a member of citizens advice look so confused by the practice of a letting agency. In his words and the words of his colleagues and the our local housing association they "just wanted to exploit another months rent out of you". 1 star is too generous. Scam artists. This is just a short list of the problems they caused my family, they happily let a 1 year old sit in a house with a black mold issue(we would be dealing with the mold however it was caused by damaged windows throught the property and wouldn't stay gone unless repairs were done) Should say enough. We were silly not to take them to tribunal for their horrible practice. Careful when you sign a contract with them, we had an agent try to extort another half months rent for the deposit before we moved in, should have been a red flag for us. Hope anyone who reads this stays far away from these con men.

While we were abroad for a couple of years we have used this agency to let our house out. Although the staff was very polite and pleasant over the phone they were slow at responding to emails. Most of the time they were late payments. Had to remind them on several occasions that they were behind the agreed schedule. Their electrical and mechanical contractors provided no price break down for services, just an overall price for electrical works and heating system upgrade. Our furniture leather couch and chair were returned with indentation marks from the storage the agency provided. The Property Angels agency may have improved since then but our experience could have been better.

I have been really impressed with the service received from all of the staff at Property Angels. I previously managed my rental flats on my own but with work and family commitments this was not always easy. Property Angels have taken on all of my properties now and have removed any requirement for me to get involved. Repairs have been carried out quickly and to a high standard and there has been little to no gap between tenants. All in all very happy to use and to recommend.

Before and during my tenancy Lets Let were acceptable however on completion they decided to charge me ridiculous cleaning fees on an already clean apartment. Will scam tenents out of any money they can when you move out.

I've stayed in my flat for nearly 6 months now. There were issues with the flat that were not addressed. Garage was full and never emptied, hidden burnt counter. Windows aren't sealed probably making the winters unbearable. They no longer managed this property.

Nottingham Branch awful and brings the rest of the company into disrepute. After a horrific service here, If I ended up moving to your home city I'd avoid using them there too.

Being a landlord who has used this agency for a number of years now, I have always been happy with the high level of service and professionalism of the staff. My tenants have always been very well vetted, properties inspected on a regular basis and I have never had any issues because of the services they offer. I would thoroughly recommend this agent to anyone and everyone.

I don’t feel like they ware on my side. I felt discriminated ,everything was rushed and I felt like second class citizen . Conversation was always very loud and on left my stressed and on edge. I was very disappointed with service. I needed help not more stress in this situation. I would not recommend this company and especially Sarah Lynch .

I highly do not recommend this company. You have to ask for any information very often. They do not inform about charging additional costs. It takes a long time for an answer. I got the information I needed from the council in one day and they still didn't know anything but waited. I will never use their services again and be warned. Waste of nerves and money.

Can't believe I've had to click one star just to write this. Shocking company!!! Can't do repairs on time. Takes them 6months to fix a shower my 80 year old grandad could do in an hour. Neighbourhoods being ruined by some of the tenants they are letting in. Police and anti social team out to more country let tenants. Don't care longs they rent the flats out to any Tom Dick and Harry it doesn't matter. Yes and please do the get me started on "breach of confidentiality" talking about other tenants personal life etc whilst in carrying out a house inspection!!! I have more professionalism in my left pinkie. Best to be avoided. You be better off staying in a cardboard box!!

Highly recommend using this company to sell a property. I sadly had to sell my mums house after she died. I live in England and with the Covid restrictions in place this made a difficult task even harder. The owner explained the way the Scottish system operates as it is different in England. This was extremely helpful and she suggested we went with a fixed price, which we did. Photos of the property were taken promptly and within 2 days of the photos being marketed Country let had a number of viewings organised and after the second viewing they had secured a higher offer that we were happy with. Throughout the process the staff kept me fully informed. The owner continually chased the solicitors throughout and knew more about what was happening than the solicitors. Nothing was too much trouble for either the owner or the staff in the office. Professional, efficient and polite throughout. Highly recommend.

I have multiple properties let with them and have had no issues whatsoever with the tenants nor have they placed troublesome tenants so neighbours are also happy. Will continue to use as I add to our portfolio of properties.

Do not make any home improvements on any of there properties as we fitted three new carpets new blinds flat in walk in condition lost deposit due to no authorisation to decorate and for smoking on property with no apparent smoke damage to property resulting loss of deposit

The company is operated by David and his partner Ed. David took me to see the property that was freshly painted and meet the current occupant. Minor work was still in progress when I received the keys. There were a few issues with the property initially (heating, hot water) and these were dealt with promptly. I stayed at that location for over 5 years and in that time exterior refurbishment was carried out by the local authority. I still see David about the town from time to time.

I gave my property to let for Empir letting agency management few years ago, When I need the property back they gave me the flat with really bad state ,they even let tenants to have a dog inside the flat ,it’s a real worse condition now and also when I contact them to give me my deposit back they don’t even replying me, I would never ever recommend to anyone empir property,

My tenant stopped paying rent, benefits issue, 3 benefit payments were then made from North Lanarkshire Council and McGoogans simply kept the money, they said it was for a previous property but the claim was dated with the lease on my property, during this the ongoing 3 months were also never paid, over two years have passed and McGoogans will not address this. I have also been instructed by the director that I am no longer allowed to call McGoogans and he will only deal with emails to which he does not reply to.

David Grainge took £500 up front to sell my property. I looked for it online and couldn’t find it. I then visited the property to see if a for sale sign was outside the property. No sign had been put up. I then asked for my money back which he reluctantly said he wasn’t happy but ok. He’s paid £150 of the £500 and failed to give me back the keys. I also had to change the locks. Avoid this little lying man.

If I could give no starts I would! This company are absolutely atrocious. My younger sister has received a sheriff officers letter for non payment of council tax on a house she has never lived in, contacted the council and they have told us that they have a tenancy agreement signed by her that was given to them by McGoogans Estate agents. Despite the council being able to trace her 3 previous addresses (none of the being the the address she apparently owes money for) the have said she will have to chase it up with the estate agent. Went to their office at Church Street, as this is the address given by the council and guess what, its closed...permanently. Have called the office several time with no luck. According to companies house this company was dissolved in 2016. So my questions are - A. How can this be fixed? B.Is this a fraudulent company? (which judging by other reviews it doesn't exactly seem legitimate) C. If they are still operating where are they??? Absolute nightmare. If on the off chance you do find a way to get in touch with these jokers, bin it and go elsewhere.

AVOID AT ALL COSTS!! David Grainge was responsible for letting my property. He took money for fictitious electrical work and allowed the property to be used as a cannabis farm which the police raided. The tenant details were effectively identity fraud. David Grainge is nothing more than a lying conman.
