Check out SOUTHSIDE PROPERTIES and UMEGA 😊❤ UPDATE: So I've had a reply from Grant Property from my previous review that most of the problems that happened during my 2 month stay in Edinburgh, such as them having to paint the flat due to flooding, and changing my move in date when I've already booked my flight, as well as the broken window before my move in date, according to them, all of this wasn't their fault. While I would like to thank them and show them my appreciation for taking the time to reply to me to explain things to me from their position, I would like to suggest those of you who have not yet decided on which agent to find a flat with to have a look at Southside Properties and Umega before deciding which company to do with. I've seen very positive Google reviews of Southside and Umega of 4.5 stars and above and would suggest you to read the reviews of the people who searched for flats through their companies, how well and efficiently the employees work, as well as their positive experiences and whether the money they spent was worth it for the flat they got to stay in. The reason why I am suggesting those of you who are reading my review to check out Southside and Umega is because I absolutely do not want anyone to have a really negative, depressing experience that I've had with Grant Property. And yes, I really do understand that what I have experienced in my flat may be none of Grant Property's fault but if I could go back in time, I would have definitely chose to go with Southside or Umega to avoid all of these troublesome, upsetting times. If any of you check the ratings, you will notice that there are quite a lot of 1-star reviews for Grant Property, so perhaps this may confirm what I thought many people feel about the experience of living in their flat. I wish that last year I had read the reviews before doing it with Grant Property, Also, it would be really helpful if the people who commented about their unhappy experience with grant property in the Google reviews section could get replies from Grant Property on how they could help them, or at least acknowledge the problems that need to be fixed, although most of the reviews here have been left ignored for many months. I wish all the best for those of you, especially university students like me to find a wonderful flat to live in (Southside Properties and Umega Lettings strongly recommended! ❤) and have a really happy university experience. 😊

Personally had a very poor experience with Grant Property. As students we were paying quite high rent for a flat that was outdated and damaged. The sofa broke significantly within weeks and when we tried to get it replaced they did nothing. The blinds had mold on them and had to be replaced with what looked like sheets of paper. They were so thin and did not keep out much light. Our boiler was broken when we moved in but it was summer so we didn't need it. When it came to winter, it started leaking gas, putting all our lives at risk. They sent out a repair man, and when we switched it on afterwards it was leaking gas AGAIN. We had to use electric heaters and were promised that Grant Properties would cover our electricity bill. However this never came to fruition and to this day they are still due us £100. We had 2 different contacts, both who were friendly but extremely slow to get anything done and often refusing to reply to emails and only responding when phoned. Overall my experience has meant I will never be using Grant Properties again. It felt like the company was cutting corners at every opportunity, probably because we are students so they felt they could treat us worse.

As a neighbour to one of GP's properties, and with others locally, I have found my experience to be one other local residents share. The renovation of the flat was done with no considerations to neighbour, including loud work before 8am on a Sunday, use of local community bins rather than removing debris, and damage to communal hallways. Although the consultant I have spoken to at GP responds regarding problems with tenants there has been no improvement and the majority show little consideration to their neighbours, including large groups of students congregating in the communal hallways at 3am and other unsocial hours. The icing on the cake has to be their lack of interest or ownership when the current tenants are flaunting Covid regulations and continue to have a large number of visitors on a regular basis. Their advice was to report it to the police, which I have, but its perhaps indicative of GP standards that the behaviour continues. Obviously prioritising making money over community wellbeing. Shame on them.

The best experience I’ve had with an agent so far, super friendly and helpful staff and very fast responses. Checkout and any house visits were covid safe and professional and fair. Any worries and concerns were taken care of and I highly recommend them. Handyman was super nice too! Would have continued renting with them with another property because of the amazing service though they only had video viewings available at the time but I would definitely consider it in the future.

Our property managers Stefanie and Mhari have been responsive, helpful and pleasant through our 14 month tenancy with Cullen Property. All issues raised have normally been acknowledged and dealt with within 24 hours. There is relaxed yet reliable feel when communicating with the managers. Having had our property in Edinburgh let out privately until recently, it needed some improving and we were looking to let it on a full management basis. We couldn't have chosen a better agent than 1Let. The sales manager, Ken Bell, organised contractors to upgrade the heating system, fit new carpets, redecorate throughout, conduct the necessary legal inspections/assessments, and deep clean the flat. It was put on the market and it looks like we have new tenants within the first week! Excellent and responsive service from the start!

Shocking company to deal with. They will try and take your deposit money, regardless if you leave the rented flat spotless. When we moved into the property it had apparently been 'deep cleaned' by a professional cleaning company. This was a blatant lie. All surfaces in the kitchen were greasy to the touch and the dishes left behind had huge food stains all over them. Upon leaving the flat at the end of the tenancy, we spent a full weekend deep cleaning the flat and left it in a much better state than we found it. They still tried to take £300 out of our deposit. We disputed it and got the full amount back minus an unavoidable £30 'admin fee'. The inventory we were given upon moving in tried to pass off items of furniture as 'good' or 'very good' when in reality they were acceptable at best. Stains all over the carpets, pillows, cigarette burns etc. Upon leaving, they then tried to blame this on us. If you have no other option but to go with Fineholm, go through the inventory line by line and triple check everything they claim and dispute it when things don't match up. Doing this was the only reason we got our deposit money back. Take as many pictures as possible on move in day as well for hard evidence that stains, mold etc were present at the start of the tenancy. Any 5 star reviews you see tend to be from the property owners, if you're a tenant it's a different story altogether. Correspondence with the agents was also a constant challenge. If you sent an email with multiple queries you'd typically get a one sentence reply that addressed one or two questions at best. A terrible company, evidenced by the multitude of 1 star reviews. Avoid at all costs if possible. If not, go in with the outlook that you will have to fight for your deposit money back. They just try and get away with what they can in the hope that people can't be bothered to input a claim to Safe Deposit Scotland. Save yourself the hassle and avoid like the plague.

Much like most of the reviews, Fineholm tried to charge £500 for cleaning a clean flat. I work as a solicitor, so defending claims is not something I lack experience in, and it still took 4 months to get the money back. We did, of course, receive all the money back through the tenancy deposit scheme but it is very slow. I appreciate their lower rent can be tempting but they try and make this up with a huge cleaning charge at the end. The flat was given to us dirty and we provided it back clean. We contacted the cleaning company, who apparently carried out the work, directly who refused to provide any information on what they had cleaned. The invoices didn't work out into the price per hour and were clearly fake. The date which they claimed the cleaning had been carried out was a date which we were aware that the new tenant was already in the property. They advertised the property to the next renter as freshly painted and used the pictures they had used when advertising it to us a year previous as freshly painted. This was despite the walls being covered in dents and marks. I could go on and on. My advice would be to avoid them but if you are going to rent through them, just instantly go to the tenancy disposit dispute scheme. You will get all your money back. Fineholm bank on people getting sick of the process. They even appealed the decision of the tenancy scheme to give us our full deposit back despite the fact we submitted a six page report identifying all their lies which would have stood up in court. They did not submit any new arguments or evidence in the appeal so essentially just delayed us getting our money back even further. The company is disgusting, take advantage of people on low income, and the people who work there should be embarrassed. I would also recommend writing a letter directly to your landlord. Their details will either be on the lease or on the landlords register. I would set out your position and your intention to take the action further. Often landlords are left in the dark about how their tenants are being treated and do not know of the money Fineholm is taking from them and the fact that it isn't being used to improve their property. You will note that the only positive review that Fineholm have are from people who use them to let out their properties. However, I do believe if you are a landlord and want long term tenants- Fineholm is not the way to go.

Glenham Property only cares about making profit and have no regard for its tenants. The few times where I contacted them for a service, they have failed to provide it. First time was when my boiler broke down in December, it took them a whole month to fix it! And that was after I had to call them everyday. It was also in December in Edinburgh which was one of the coldest months! When they actually did fix it, the boiler was leaking gas and put me and my neighbours in danger. When I did bring up to them that the gas leak from the boiler put me in danger, the agent I was speaking to brushed it off as it not being that dangerous. Second time was when I needed a landlord reference to apply to another property. They refused to give me a reference unless I handed in my 28 days notice. Which meant I had to risk being out of place to stay if the application didn't go through. Basically, it's a way to blackmail their tenants into staying with them. I would definitely not recommend this agency as they will always put their own profits before the tenants.

Just F.Y.I anyone who sees the 'property' to rent at Almond Bank Cottages be aware it is heavily infested with rats, bugs, damp and Dove Davies are the most negligent unprofessional company I've ever had the misfortune of dealing with. Also look at the small print of the contract, there is a clause to state that the tenant is required to deal with 'rodent infestation', this is actually illegal. No amount of 'refurbishment' would fix the problems in this place, it needs condemned, you can't polish a sh*t unfortunately.

Lovely flat in the centre of Edinburgh for a total of two and a half years, my girlfriend and her friend had for the first 1 and a half years then I moved in and have been in the place up until March this year. No issues with dove Davies in regards to the flat and time there. Spoke to Karen on the odd occasion and she was nice. Got an email stating thanks for leaving flat in the way we did, especially after 2.5 years, which was nice as we liked living there and we kept the place as if it was our own. Only real issue is the communication, especially once we moved out. We got that email a few days later than thought and have heard nothing back about our deposit since, they also got the dates mixed on our tenancy agreement with safe deposit Scotland. Lease started 7th, they stated 18th. Probably a small error on there behalf. I believe the flat has been rented out again, after seeing it posted within a few days and taken off within a week, and I believe that the new tenants won’t have an issue, well maybe correspondence towards the end. Would of been 5 stars if communication was better. have had a bad experience over the phone when phoning to enquire about deposit. When asking about deposit I wasn’t met with a nice response on the phone that seemed quite defensive. I still haven’t heard from Neill who stated he would reply almost a week ago. Taken a back a bit by the staff member on the phone didn’t expect that from dove Davies. Information still not updated on safety deposit Scotland. Heard nothing back , yet they’ve rented the flat back out, Don’t seem to care much once you hand the keys back. After a couple weeks we were given an update. Place left great bar £20 for a cracked fridge drawer, fair enough, and the opportunity to give the oven another clean, I thought I’d done a good job, especially after 2.5 years, you’d expect to find a bit of wear, however under light/closer inspection, it wasn’t and luckily, dove Davies let us go back in and give it another clean instead of paying someone else to do it.. so we did , got it sparkling, so thanks for the opportunity to let us do this. Deposit not back yet, but they do have 30 working days so due back very soon . All in all, a good letting agency! I would advise checking them out if you need a place to stay.

After what was a horrendous week due to my original move falling through due false advertising with a different letting agent. I ended up having less than a week to find a new flat or risk being homeless. The staff at Dove Davis were amazing. I emailed late Friday night, got a response 8.30 am on Saturday, viewing Monday and the paperwork processed by Wednesday. I genuinely can't thank the team enough for their rapid response, quick turn around of paperwork, excellent professionalism and just being generally lovely. Would 100% recommend to anyone.

Renting can sometimes put you at the mercy of unfair letting agents or landlords, but we found Dove Davies to be absolutely fantastic throughout our 18 month let. Every time there was an issue with the flat they were happy to help and sent out professional tradesmen immediately. There was always someone to answer our call or reply to our email. When it came to leaving the flat they were very helpful, advising what we needed to do in terms of cleaning, being flexible on handing back the keys and being transparent on the deposit. We were sure to clean the flat well and received our full deposit back which was great. Would gladly let one of their properties again.

Overall had a great time living our flat however, our point of contact was rude and unprofessional. Would have been 5/5 interview if we had Narinia dealing with us solely. However, this gentleman frequently was our point of contact and he often made us feel uncomfortable due to his hasty manner and lack of professionalism. I was told some work was being done to my bedroom over the Summer but it would all be sorted out by the time I returned to the flat. On my return I was disgusted to find a filthy room, thick layers of dirt and dust covered my belongings (bed, mattress topper duvet, cushions, etc.). It was a horrible environment to return and I was deeply saddened with the way my personal goods had been handled. I had even emailed a few weeks before my return to make sure my bedroom would be cleaned and returned to the way I had left it after the building work was complete and this was absolutely not the case- my whole bedroom had been turned upside down and left a complete mess. After calling Splendid to complain the gentleman who dealt with our property was extremely rude and dismissed the whole situation. He came to the flat shortly after the call to check it out for himself and he did not even apologise and told me, he told me this is what I should have expected. He made me feel terribly uncomfortable and I was really shaken up after this encounter. I followed up and emailed Splendid and spoke to James who was very nice and apologetic which is all I wanted from the start. Unfortunately the gentleman continued to make our life difficult for the remainder of our time in the flat tarnishing what could have been a 5/5 experience.

This would have been 5 stars if we dealt exclusively with Naraina who was extremely friendly and helpful in sorting the multitude of maintenance that comes with an old flat. However Splendid property decided to hire someone called Lewis. The manner in which Lewis dealt with us with completely unprofessional and flat out rude. When we initially moved in and reported a broken a radiator he accused us of breaking it and tried to make us pay. He accused of us of lying when we said we didn't break it and it was only the video our flatmate initially took when viewing the property showing the damage before our move in date that proved our point.

These guys are the best in town. Don't listen to the 1star lot, probably have specific axes to grind. I've been in the market 20 years and been with James and the Splendid team pretty much from the start of their business. They are responsive, decent and do their very best for both landlords like me and our tenants. If they didn't, they know I would leave. The fact I haven't is testament to their commitment and professionalism. Highly recommended.

I would highly recommend Splendid Property. They have been doing a fantastic job of managing my property in Edinburgh since 2010. They have consistently found good tenants, I have a dedicated property manager who has dealt with all aspects of property management in a very professional manor, and any flat issues that have arisen have been dealt with promptly and at very reasonable cost. I have also been in touch with the management team on occasion and they have been extremely helpful and courteous. I see there are a number of negative reviews mostly from disgruntled students. Don't be put off. These guys really are a top notch team!

I have the misfortune of living above a Ben Property let flat. Consecutive tenants have left me sleepless, tired, unable to work from home, drugs being taken and worried about my children's safety in the stairwell. Ben property have been aware of this and no action has been taken. I believe there's 7 people crammed in their flat, so I'm sure the monetary value outweighs my misery. Now I have to resort to petty negative reviews like this. If you'd like to rent out your property responsibly, this is definitely not the letting agent for you.

Ben Property is the worst agency in Edinburgh to avoid at all costs. Having the unfortunate encumbrance of being their tenant for several years, I can assure you that this agency is nothing more than an ill-tempered, fatigued company; that has very little to no understanding on how to treat their tenants or landlords. We were without hot water for months during winter. We had many issues with the property that never seemed to be rectified and could only be viewed as a reluctance on the agencies behalf, an act of sloth that I have never experienced with renting out property in other parts of the UK. If you want the added dread of repulsive sloth-like staff and a reluctance to help you when there is a problem with the property then this agency is doing everything right, If you would like something a bit more functional and responsible, please look elsewhere.

Excellent agents, they answered all the questions in a timely fashion that enabled the purchase to complete in three weeks. Nothing is to much trouble. Polite and courteous at all times . Have no doubts about using this estate agent you will not be disappointed.

Ben Property have managed my flat for nearly four years and have always given exemplary service. They have cared for my property and tenants very well (I have always checked this with my tenants) and kept me fully informed. One of their strong points is continuity of staff - not always the case with management companies - and each of those staff members is unfailingly pleasant, reliable and efficient. I have used three different management companies in Edinburgh and would not hesitate to recommend Ben Property.

I rented a flat with Burgh and after I moved out of that one, I moved into a different flat them. The best letting company I've ever come across, super nice and always willing to give 100% to help you as much as they can. I can't recommend them enough!

Wonderful property managers. I lived in a flat managed by Burgh Property from 2015 to 2021 and they were an absolute delight. There was always a lovely personal touch to the way that they interacted with me, which I hadn't received from any of the bigger, more well-known property managers in Edinburgh city throughout the 15 years I was renting properties there. The vacating process was incredibly easy too, they even offer a cleaning service, which was such a weight off my shoulders when trying to deal with all the other stresses of moving. I really enjoyed my time with Burgh Property and the only reason I left the flat was because I'd bought a house.

I rented out my property with Burgh for over 3 years. Throughout that time I found Burgh to be professional and prompt with dealing with any queries from both myself and my tenants. The service they provide the tenants cant be underestimated as I feel the service my tenants received from Burgh was the main reason my tenant stayed in the property for over 3 years. I would be happy to recommend/use in future.

I have just purchased a house and I don’t think I could recommend Gilson Gray enough. I dealt with Gemma McEwan and she was beyond amazing. She replied to every email and phone call straight away and was such a lovely person to deal with. Our house buying process wasn’t straight forward towards the end due to this current climate and I believe that I wouldn’t have those keys in my hand today if it wasn’t for Gemma. APM lettings is, by far, the most unprofessional, frustrating and worst letting agent I’ve ever been with. I was a tenant with them for around 10 months and from the get go, faced problems. At first, communication wasn’t bad & issues with the flat were just one of those things that happened and apm responded right away to get the problem fixed. In the winter, our boiler was starting to break. The pressure was continuously dropping & we were left without heating or hot water on numerous occasions. Our shower was hooked onto the bath and our windows were incredibly drafty/ not air tight. This issue went on for around 9 to 10 weeks, and apm were contacted weekly. During this time, I took a significant time off / out of work to ensure the boiler could be fixed and someone was home. All I was faced with were problems and Rude, arrogant gas engineers (Kevin, if any of you have been unfortunate enough to meet him). Eventually, after countless call outs over the 10 week period, he left the boiler pouring out water & I was expected to wait until the next day without any gas or water until a part arrived, however he hadn’t switched the boiler off. I phoned apm to explain the state he had left the boiler in & that it wasn’t safe to be left In use as it was also plugged into a electric socket which water was pouring onto. Kevin then came back and challenged me whilst to say the boiler was always like this and “of course it’s not safe to use look at it.” - I am a young girl in my 20s and I believe he doesn’t like the fact I wasn’t accepting the nonsense he was trying to feed me. I can assure you if any boiler was letting out as much water as it was, I could of told them there was a leak but then again, I am not a qualified gas engineer like Kevin or so he advertises. I complained to apm about the contractors they use as they too are incredibly unprofessional & frustrating to deal with. - long story short, We were left for a further 4 days without gas and hot water in the middle of Feb 20 which APM tried to say was acceptable & there was nothing they could do. “It’s just one of these things”. After, a long day of calls & emails back and forth, I was continuously asserting my rights & the law, they eventually agreed to put us up in an air BB until the boiler was restored. (It was working for a while and broke again a few months later, APM ignored the request for an engineer and we were told to sort it ourselves). The boiler still isn’t fixed. Not only that, An appliance broke & was left in our hallway creating a fire hazard for 6 weeks before they removed it. That was only when I threatened to phone environmental health as it was causing me severe worry that in the chance of a fire I wouldn’t be able to evacuate the property. We recently left this property due to having enough of the issues with the flat and how APM handled the situations. Whilst waiting for our deposit APM made false claims as to the state the property was left in, in an attempt to deduct as much as possible from our deposit. However, we had a feeling this would happen so we took photos& videos. When challenged, they ignored us and released the Full deposit (minus a charge we were willing to accept due to fault of our own). Overall- APM are incredibly frustrating & stressful to deal with. They seem very nice and helpful but when it comes down to it, they don’t know their obligations as a letting agency and don’t know tenants rights either. You have to challenge everything before something gets done and even then it’s not in a timely manner. On many occasions, they will have broken the law on things they did not provide us (when requested or when we moved into the property). The rent we were charged was also way higher than I would expect to pay for a property with so many issues. I would not recommend to anyone! It’s far more trouble than it’s worth. Stay clear and go to a letting agent that you’ve heard of. They’re not any higher in price and are a far lot easier to deal with.

My experience with APM Lettings was very pleasant. I originally only organised two viewings, but Ally introduced me to two more properties that were similar to what I was looking for with very good prices. He even drove me to all these properties as I don’t have a car. As he drove me to these properties, he took the time to give me a mini tour of Edinburgh which is very useful for me as I will be a student at the university there and I am new to Edinburgh. In the end, I decided to rent a property he introduced me to that I did not book a viewing for originally. It’s a very good price for a nicely furnished flat in a quiet area. He was very friendly and reliable and I would highly recommend this letting agency.

APM is very reliable, Ali personally helped me find a rental property in Edinburgh when I moved there, he was very helpful. I was new to the place. I stayed in the same place for over an year. Excellent property and well maintained, the best letting agency in edinburgh in my experience. highly recommended
