A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. Dodgy. Send folk round to do all sorts of random jobs which are unnecessary then send vague bills for work which no one agreed to. Tradesman who were purported to be from different companies but were the same person. No idea what they are doing but will charge you for breathing.

Attempted to apply illegal charges. Highlighted this to them along with all relevant legislation. Offered 50% back. Declined and reiterated legal rights. 100% refund eventually received but no apology or undertaking to stop their illegal practices. ( refers to experience in Jan 2014) NB: In response to comments re charges, the amount they attempted to retain was 1.5 x month's rent - "the holding deposit." Until a contract is signed, these funds can not be retained as to do so is illegal (even before new legislation). It isn't an unclear issue. Guidance on Shelter Scotland and Council website was what I used when tackling your behaviour. If it wasn't illegal, in theory you could advertise 1 flat, retain multiple holding deposits and perhaps never let it out and make a fortune. If you're in any further doubt about the unprofessional nature of your conduct, no lease was signed and the reason we cancelled our application was because we had waited for a long time to hear back from you on whether the landlord would empty the cupboards before letting the property. We didn't want to pay rent for space we couldn't use. In your reply there is still no apology. That's all that I wanted at the time and still something that would be quite nice to hear.

Everyone at Trinity Factoring Services is caring and helpful. They respond immediately with positive solutions and excellent results. One person especially, Tahir, always goes above and beyond. At one point during the pandemic, the phones were temporarily disrupted, and he used his own phone (it was a long-distance call) to make sure I had received a necessary message. When I said how much I appreciated it, he said he considered it simply part of his job. I have never received service like this! He does great work, consistently, and deserves to be commended. Thank you, Trinity Factors, for being an upscale, up-to-the-minute business with such an outstanding staff!

What can I say… we’ve been dealing with estate agents for over 20 years, and despite the fact that personal experiences might vary we never felt compelled to write a review… up until now. What we went through with Lothian and Borders Property Management (now Arden), and specifically with the agent Lorna can only be described as a nightmare. It’s a shame, as this type of behaviour is what gives estate agents such a bad (normally undeserved) reputation. The level of incompetence and negligence from Lorna and her associates is beyond what can be put into words. The lack of attention to details, the lack of common sense and complete disregard for decency and professionalism created a series of painful delays, miscommunications and lies that eventually did cost precious time and money to both the landlord and the tenants. Emails, calls and voice mails were repeatedly ignored (for over a month), checkouts were completely misleading and check-in details were ignored for comparison, important repairs were not followed through and at the same time useless and not needed improvements were pushed to the landlord. Evidence of repairs needed was delayed, not provided or only partially provided. When we finally managed to get access to a shared drive, access was permanently revoked with no notice or communication. Before you jump to the conclusion that this might have been related to the recent Covid delays, we can confirm that other organisations at least maintained a level of professionalism. As soon as we finally managed to get assigned to a different agent (Helen, which unfortunately has now left) things went back to what you would expect from a normal agency. In summary, the worst estate agency (and specifically the worst estate agent) we ever had the displeasure to deal with. If you are a landlord and need someone to look after your property, run and don’t look back. If you are a tenant about to rent from them, think twice or budget for a nightmare at the end of your tenancy. If you are an estate agency looing to hire someone, vet references thoroughly.

Amazing experience renting a property. I cannot speak highly enough of the Arden team, specifically Rebecca Gibb, who has just been an absolute super-star. She was always an email or a phone call away, and no query or request was too much to ask! Especially during the pandemic with all of the virtual correspondence required, the team at Arden have been brilliant.

I wanted to leave a review for Arden because I feel they are just a great, personable, letting agency. They were always at the end of the phone or email if I had a question/situation in the property that I had rented. They were extremely helpful and friendly. I know that in the future I will look to Arden to rent from again.

Landlord Review Complete INCOMPETENCE from the outset. In my many years as a landlord I have not experienced anything like the level of ineptitude I faced with Edinburgh Letting Centre. I had the misfortune of dealing with Miles (who owns the company). It was a poor experience from the outset: *Photos taken by Miles of the flat had limbs and shadows of people in them, and were of poor quality. *The process was not explained at all. *I had to chase constantly for answers, and only half were answered. *Documents were SLOW to arrive. *Documents/contracts contained errors. I have decided to find an alternative agent, rather than proceed. They may be cheap, but you if you pay peanuts .... I strongly suggest you look else where for an agent.

I highly reccomand this Agency. I have very good experience with them. - They helped me a lot with moving in procedure. - When we had problem they offered solution without any question + quickly - Didn't bother me with monthly inspection(s) - When we moved out there was no problem and we got back the full deposit Young and very professional team! Whis all of the Letting Agency would have this high quailty service. Good Luck in the Future!

I have now ended my tenancy with ELC after 2,5 year. I am more than satisfied with the agency. Daniel and Claudia were more than helpful throughtout the period of my tenancy. Definetely recommending them. P.S. I also got my deposit back. Just mentioning this because I have heard a lot of people struggling with this with other agencies.

I have worked for the team at elc for some time now doing their plumbing and heating repairs. Elc have the tenants best interests at heart when it comes to maintenance and repairs. They are always on the ball and look to get work done as quickly and as efficiently as possible. From my experience, compared to other letting agents, they are top of there game!
