We've used Southside for our recent move and couldn't be happier. From the second we moved in, Southside, particularly Emma, have been so responsive as to anything that needed actioned. When we first viewed the apartment, we were shown around with Sam who gave us the warmest welcome. He was respectful and chatty and allowed us to view the apartment at our own pace, as well as showing us all of the important aspects. Check out SOUTHSIDE PROPERTIES and UMEGA 😊❤ UPDATE: So I've had a reply from Grant Property from my previous review that most of the problems that happened during my 2 month stay in Edinburgh, such as them having to paint the flat due to flooding, and changing my move in date when I've already booked my flight, as well as the broken window before my move in date, according to them, all of this wasn't their fault. While I would like to thank them and show them my appreciation for taking the time to reply to me to explain things to me from their position, I would like to suggest those of you who have not yet decided on which agent to find a flat with to have a look at Southside Properties and Umega before deciding which company to do with. I've seen very positive Google reviews of Southside and Umega of 4.5 stars and above and would suggest you to read the reviews of the people who searched for flats through their companies, how well and efficiently the employees work, as well as their positive experiences and whether the money they spent was worth it for the flat they got to stay in. The reason why I am suggesting those of you who are reading my review to check out Southside and Umega is because I absolutely do not want anyone to have a really negative, depressing experience that I've had with Grant Property. And yes, I really do understand that what I have experienced in my flat may be none of Grant Property's fault but if I could go back in time, I would have definitely chose to go with Southside or Umega to avoid all of these troublesome, upsetting times. If any of you check the ratings, you will notice that there are quite a lot of 1-star reviews for Grant Property, so perhaps this may confirm what I thought many people feel about the experience of living in their flat. I wish that last year I had read the reviews before doing it with Grant Property, Also, it would be really helpful if the people who commented about their unhappy experience with grant property in the Google reviews section could get replies from Grant Property on how they could help them, or at least acknowledge the problems that need to be fixed, although most of the reviews here have been left ignored for many months. I wish all the best for those of you, especially university students like me to find a wonderful flat to live in (Southside Properties and Umega Lettings strongly recommended! ❤) and have a really happy university experience. 😊
Personally had a very poor experience with Grant Property. As students we were paying quite high rent for a flat that was outdated and damaged. The sofa broke significantly within weeks and when we tried to get it replaced they did nothing. The blinds had mold on them and had to be replaced with what looked like sheets of paper. They were so thin and did not keep out much light. Our boiler was broken when we moved in but it was summer so we didn't need it. When it came to winter, it started leaking gas, putting all our lives at risk. They sent out a repair man, and when we switched it on afterwards it was leaking gas AGAIN. We had to use electric heaters and were promised that Grant Properties would cover our electricity bill. However this never came to fruition and to this day they are still due us £100. We had 2 different contacts, both who were friendly but extremely slow to get anything done and often refusing to reply to emails and only responding when phoned. Overall my experience has meant I will never be using Grant Properties again. It felt like the company was cutting corners at every opportunity, probably because we are students so they felt they could treat us worse.
As a neighbour to one of GP's properties, and with others locally, I have found my experience to be one other local residents share. The renovation of the flat was done with no considerations to neighbour, including loud work before 8am on a Sunday, use of local community bins rather than removing debris, and damage to communal hallways. Although the consultant I have spoken to at GP responds regarding problems with tenants there has been no improvement and the majority show little consideration to their neighbours, including large groups of students congregating in the communal hallways at 3am and other unsocial hours. The icing on the cake has to be their lack of interest or ownership when the current tenants are flaunting Covid regulations and continue to have a large number of visitors on a regular basis. Their advice was to report it to the police, which I have, but its perhaps indicative of GP standards that the behaviour continues. Obviously prioritising making money over community wellbeing. Shame on them.
Have had a great experience with Grant, most due to Livia. Every time I spoke with Livia she was polite, professional and informative, if only every company had such good team members!
My experience with Grant Property so far has been excellent and I would recommend it to anyone looking for a property. My queries and concerns have always been answered quickly and effectively. I have particularly been impressed with Lewis Paton’s professionalism, kindness and his willingness to help at all times and do the best he can.

Great tenant support - was with them for two years as a student and they treated us respectfully and like adults (which is often not the case in a student-letting agent relationship). Always responsive to emails and quick, efficient sorting of maintenance requirements. Only negative I can recall was not getting full deposit returned at the end of the lease - this was a small contention to do with repainting walls (that we as tenants argued would be happening for the next tenants regardless and disputed paying for it as exiting residents). Would highly recommend.

We rented a flat through Murray & Currie for over a year. They sent someone out pretty quickly (within days or a week) whenever we reported issues in the flat. Upon ending the tenancy I was worried about the deposit refund process, as some of the reviews on here suggested they were unfair and dodgy. We cleaned the flat ourselves, making sure to cover all the areas they listed in their email, and paid to have the carpet and windows cleaned. The flat was spotless, and we got our full deposit back, so nothing to complain about!
To find a loyal committed team who clearly care about the company they work for is a rare thing. I have found the team at M&C to be knowledgeable, professional, happy, and enthusiastic in all that they do. Bravo and thank you for managing my property so well.

There were some glitches at the time of moving in, but these were quickly sorted, with Lisa Grieve in particular providing outstanding help and service. For the remainder of the rental, and including my move out, DJ Alexander was extremely responsive and provided excellent service I can recommend DJ Alexander very highly, and have since rented another flat with them.
From the moment we enquired about properties listed by DJ A, we felt looked after. This group of specialists, with such a tight time frame, truly pulled out the stops for us in every way imaginable. From Mark Hall to Natalie Cotton to finally the lease preparation and final agreement with Laura McTaggart, we always felt in good hands. I would have no hesitation in recommending their services. We recently moved to a new house with D.J Alexander Letting and Estate Agents. We really felt they could not do enough to help us find the right property to suit our needs. The best experience I’ve had with an agent so far, super friendly and helpful staff and very fast responses. Checkout and any house visits were covid safe and professional and fair. Any worries and concerns were taken care of and I highly recommend them. Handyman was super nice too! Would have continued renting with them with another property because of the amazing service though they only had video viewings available at the time but I would definitely consider it in the future.
I would highly recommend Cullen Property for anyone who is looking to rent a property in Edinburgh. Their communication efforts with tenants and interested parties was outstanding. They are a dependable company who you would be able to completely trust with your owned properties.

Been working with Clouds for over ten years — amazing team, great properties and always available to help and assist. Can't recommend them more highly!
I have leased flats from several other letting companies in Edinburgh, but none have been as responsive, helpful, and professional as Clouds. Any issues I had with my flat I was able to contact Mark Mcleod, and he would get back to me oftentimes within 5 minutes with a helpful and efficient response. For example, when a window broke due to an accident, he first made sure I was safe, and then sent a handyman to help board up the window and clean up the very next day. In some flats I have stayed in, repairs would take sometimes months, and that was pre-pandemic when coordinating repairs was much easier. I also, unfortunately, had to end my lease earlier than expected, and Mark was understanding and extremely helpful in coordinating my move out. Overall with their helpfulness and efficiency, Clouds Property Management and Mark Mcleod have given me outstanding service, and I can't recommend them enough.

We rented with 1 let for three years in Edinburgh and have found them to be one of the best agencies we have rented through. They have always been very responsive, organised and courteous (I dealt mostly with Dean and Alan but also a range of other staff in the office). Having had our property in Edinburgh let out privately until recently, it needed some improving and we were looking to let it on a full management basis. We couldn't have chosen a better agent than 1Let. The sales manager, Ken Bell, organised contractors to upgrade the heating system, fit new carpets, redecorate throughout, conduct the necessary legal inspections/assessments, and deep clean the flat. It was put on the market and it looks like we have new tenants within the first week! Excellent and responsive service from the start!

I stayed in Lochrin Quay from September 2020. The flat was beautifully furnished and felt very spacious. The resident service manager, Karolina is especially friendly and was very helpful with any issues we had. The location was also very ideal, being surrounded by several supermarkets, a cinema and a variety of cafes/restaurants to explore. I would recommend Lochrin Quay to anyone looking for a place to live in Edinburgh!

I arrived at Lochrin Quay in October 2020 from Mexico, and even at a distance, everything was easy to process. The residential manager was pleased to show us virtually the apartment and set the paperwork with transparency and professionalism. Our flat is cosy, safe and spacious for 2 people, fully furnished, including washing machine, heater, oven, fridge and intercom. Besides, the flat offers a parking space, a beautiful rooftop view. For an additional price, you can book dry cleaning and apartment cleaning. The neighbourhood is one of the best across Edinburgh; just in front of our building is the Canal, one of the most photographed for local and international travellers. The area is surrounded by excellent restaurants, coffee shops and pubs and just 1 block away is the famous "The Meadows" park. In case you are looking for an Edinburgh's flat, Lochrin Quay is definitely the best choice.
Lochrin Quay is a lovely place to live. The flats is stunning and very cozy. The service from the building management is very high quality and they are all super friendly and helpful. The location is also an added bonus as it is only a 15 minute walk from princes street and George Square. I would highly recommend living here.
I have been staying in Lochrin Quay since October 2020. It has been a fantastic experience. The flat itself was flawless and had a lovely feel to it. The staff have been incredible in sorting out the very few issues that arose. The area is safe and the buildings have good security systems as well. The location is pristine and is within walking distance of anything one might need. Highest recommendations.

Have rented in Edinburgh many times for professional let’s (most experiences negative with bigger agencies) and never came across such a proactive and helpful letting agency. Any repairs are done promptly, Ross and his team are super fast to get back to you and no job is too big or too small. Managed to lock myself out one day and they had a locksmith at house within 30 minutes of calling. You literally couldn’t ask for more, still surprised at how good they are and wouldn’t hesitate to recommend them.
I've been renting from Zone Letting for 3.5 years now and they are great to communicate with. They always take issues seriously and make sure they are seen to promptly. I recommend them and hope to stay with them for as long as possible.

I've stayed with PLC for around a year and a half now and they have been great letting agents. Reaching them when there was any issues was relatively easy and any issues we had were dealt with in a timely manner.
I am really satisfied by the services of the Property Letting Centre; they are always very helpful with prompt replies to any questions/requests that me and my flatmate have as tenants. Also, they do their best to resolve any issues with the flat within 2 days from the day they have been informed! I don't have anything negative to say! I totally recommend them :)
The whole team was very helpful and quick to respond throughout the whole process! Shocking company to deal with. They will try and take your deposit money, regardless if you leave the rented flat spotless. When we moved into the property it had apparently been 'deep cleaned' by a professional cleaning company. This was a blatant lie. All surfaces in the kitchen were greasy to the touch and the dishes left behind had huge food stains all over them. Upon leaving the flat at the end of the tenancy, we spent a full weekend deep cleaning the flat and left it in a much better state than we found it. They still tried to take £300 out of our deposit. We disputed it and got the full amount back minus an unavoidable £30 'admin fee'. The inventory we were given upon moving in tried to pass off items of furniture as 'good' or 'very good' when in reality they were acceptable at best. Stains all over the carpets, pillows, cigarette burns etc. Upon leaving, they then tried to blame this on us. If you have no other option but to go with Fineholm, go through the inventory line by line and triple check everything they claim and dispute it when things don't match up. Doing this was the only reason we got our deposit money back. Take as many pictures as possible on move in day as well for hard evidence that stains, mold etc were present at the start of the tenancy. Any 5 star reviews you see tend to be from the property owners, if you're a tenant it's a different story altogether. Correspondence with the agents was also a constant challenge. If you sent an email with multiple queries you'd typically get a one sentence reply that addressed one or two questions at best. A terrible company, evidenced by the multitude of 1 star reviews. Avoid at all costs if possible. If not, go in with the outlook that you will have to fight for your deposit money back. They just try and get away with what they can in the hope that people can't be bothered to input a claim to Safe Deposit Scotland. Save yourself the hassle and avoid like the plague.
Much like most of the reviews, Fineholm tried to charge £500 for cleaning a clean flat. I work as a solicitor, so defending claims is not something I lack experience in, and it still took 4 months to get the money back. We did, of course, receive all the money back through the tenancy deposit scheme but it is very slow. I appreciate their lower rent can be tempting but they try and make this up with a huge cleaning charge at the end. The flat was given to us dirty and we provided it back clean. We contacted the cleaning company, who apparently carried out the work, directly who refused to provide any information on what they had cleaned. The invoices didn't work out into the price per hour and were clearly fake. The date which they claimed the cleaning had been carried out was a date which we were aware that the new tenant was already in the property. They advertised the property to the next renter as freshly painted and used the pictures they had used when advertising it to us a year previous as freshly painted. This was despite the walls being covered in dents and marks. I could go on and on. My advice would be to avoid them but if you are going to rent through them, just instantly go to the tenancy disposit dispute scheme. You will get all your money back. Fineholm bank on people getting sick of the process. They even appealed the decision of the tenancy scheme to give us our full deposit back despite the fact we submitted a six page report identifying all their lies which would have stood up in court. They did not submit any new arguments or evidence in the appeal so essentially just delayed us getting our money back even further. The company is disgusting, take advantage of people on low income, and the people who work there should be embarrassed. I would also recommend writing a letter directly to your landlord. Their details will either be on the lease or on the landlords register. I would set out your position and your intention to take the action further. Often landlords are left in the dark about how their tenants are being treated and do not know of the money Fineholm is taking from them and the fact that it isn't being used to improve their property. You will note that the only positive review that Fineholm have are from people who use them to let out their properties. However, I do believe if you are a landlord and want long term tenants- Fineholm is not the way to go.
Fantastic team of letting agents. Friendly and helpful staff, particularly Aleksandra, who went above and beyond to secure a place for my daughter and I and get us moved into our lovely home in record time. I would absolutely recommend Littlejohns as a letting agent to rent from. After having a bad experience with my previous agents it was wonderful to deal with company who really seem to care about their tenants. The service was very friendly throughout my whole tenancy through to the move out process and any issues that arose were sorted out promptly. My property manager Raine in particular was so lovely, very helpful and I felt that she completely had my back as a tenant. I was very sorry to end my tenancy with Littlejohns and if the opportunity came to rent with them again I would have no hesitation in doing so.
I have been renting with Littlejohns for a year now and have been very happy with the service I have received. The staff are always responsive, professional and happy to help. The process of applying for a flat was smooth and I was kept informed throughout. We had a good experience with Anna Harper letting. Were flexible in meeting me a bit later than their opening hours to show me the flat we ended up living in, which was appreciated as I could not come during business hours. Application process was easy and hassle free with documents sorted online etc if you chose to! Any maintenance issues were resolved with the same friendly contractors used for most general maintenance requests, even changed our lightbulbs when we were uncomfortable using ladder etc. Thanks to all the team! :)
We had a very positive experience with Anna Harper Lettings. Any time we had an issue, they were very quick to respond and resolve our problems. They are a small, friendly team who are happy to help in any way they can. We would have continued to use their services had we not been buying property instead. We had never heard of this agency before going for a viewing for a flat, but had a really good experience right from the beginning. The application process was easy and deposit was handled as expected. When our boiler broke down at one point it was seen to within hours, and when our fridge and washing machine broke we got brand new ones very quickly. We were also given plenty of notice and time options for flat inspections. We mostly dealt with John who was always very nice and helpful. The rest of the team were also great. We would highly recommend this agency.

They are okay until you leave a property and looking to get a deposit back. Make sure you take photos and videos when you move in and send it to them because if you don't, you will get billed for anything that was wrong with the property before you move in. When applying for properties, they make you use a 3rd party company for references but charge £30 per applicant which I thought was illegal. Also, don't know how they are allowed to share clients data and experiences in relation to replying to reviews as this is infringing on GDPR laws. Just like any other estate agent on try and get some money from tenants deposits.
Pure Property Management in Edinburgh is a very good company to rent from, the staff are all very kind and helpful. Renting from Pure Property was a joy as I moved from London to Edinburgh and just met them face to face when receiving the keys, everything was done on-line.... My experience as a tenant with Drummond Miller LLP has been very positive. Perhaps I was lucky, but they were very professional and at the same time they treated me personally. Whenever I had any question, I could contact my agent and get a rapid precise constructive response. I have been customer of Belvoir for almost three years. The quality of the service has improved very much during last one and a half year because of the new system they have in place for repair, technical intervention, furniture substitution, etc. This online system is easy to follow and to complete and it is a guarantee for a quick intervention. You are usually called the day after completing the form. We unfortunately had loads of misunderstandings with our washing machine but the problem was always solved in the following days. We also had our shower plate replaced without too much fuss, as well as our former-very-wobbly coffee table. The new system is very good, as well the customer service. The letting agents are always very keen to help, reliable and understanding. We have received an eviction notice by our landlord at the beginning of this year and the agency, in particular Zoe Thomson, was always very kind and helping throughout the whole process. She has always been understanding and keen on helping us to find a solution. Unfortunately we have to move to another city, but she kept helping us providing references for the new flat. I already said this to her personally and I repeat it again here: it is very comforting to have such professionals on your side when life strikes hard. In discussing the return of a deposit I have been repeatedly lied to they made a false claim and immediately withdrew it to extend the 30 working days are given by law to decide on claims against deposits. When I called to discuss this they were deliberately unhelpful and told me that "nobody in the office was able to deal with the LPS website". When I asked them to cc me into an email they claimed to have sent they hung up on me. This is not the first bad experience I have had with them as throughout my tenancy they were slow with repairs including leaving me with no hot water for over a month. They contacted me on my move out day and claimed I had given no notice on the property fortunately I was able to provide the email acknowledgement of my notice or they would I'm sure have tried to charge me for an extra months rent. Do not rent from them or allow them or manage your properties!
Took a £650 deposit without checks. I went out of way to travel from Dundee to view a mediocre flat with freestanding electric heaters and single sash windows. The flat as a whole was tiny. Promised me it was mines should I put deposit down. Kept me waiting a fortnight after filling out ridiculously difficult forms online. Put down a guarantor, gave all my details including income and student status. The viewing itself was rushed and so lacklustre. Like I was an inconvenience. I have now sold all my furniture and notice to quit is 31st in my current property. I now have 10 days to find an alternative property. The way I was spoken to for not disclosing minor adverse credit (landlord declined). Happy to take my money though, was abborhent. I'm 37 and a mature student, felt like I was a criminal 16 year old. Worst unprofessional and rude agency I've ever had the displeasure to deal with renting privately for 6 years. Lost out on an exemplary tenant. Thanks for absolutely nothing!!!!
The worst agency I have ever rented flat from. They left me with broken boiler for 1,5 months (Middle of November and whole December). No hot water and heating almost whole winter and Christmas time with 11 degree inside. I have gave them like thousand of emails and phone calls. Couldn’t fix it by myself because they refused to give me money back! The case was reported to council and citizen advice, and after that they kick me out from the flat... without any reason! Have no words to describe lack of professionalism in this agency, flats are poor quality and never been properly checked, loads of broken things inside! Everyone who is renting from them I wish good luck, you will need it! Update: yes that’s right, I asked for money compensation for not having hot water and heating for 1,5 months during winter time and if my memory is good you offered 60£!!!!!!! RIDICULOUS RUDE! Dodgy. Send folk round to do all sorts of random jobs which are unnecessary then send vague bills for work which no one agreed to. Tradesman who were purported to be from different companies but were the same person. No idea what they are doing but will charge you for breathing.
Attempted to apply illegal charges. Highlighted this to them along with all relevant legislation. Offered 50% back. Declined and reiterated legal rights. 100% refund eventually received but no apology or undertaking to stop their illegal practices. ( refers to experience in Jan 2014) NB: In response to comments re charges, the amount they attempted to retain was 1.5 x month's rent - "the holding deposit." Until a contract is signed, these funds can not be retained as to do so is illegal (even before new legislation). It isn't an unclear issue. Guidance on Shelter Scotland and Council website was what I used when tackling your behaviour. If it wasn't illegal, in theory you could advertise 1 flat, retain multiple holding deposits and perhaps never let it out and make a fortune. If you're in any further doubt about the unprofessional nature of your conduct, no lease was signed and the reason we cancelled our application was because we had waited for a long time to hear back from you on whether the landlord would empty the cupboards before letting the property. We didn't want to pay rent for space we couldn't use. In your reply there is still no apology. That's all that I wanted at the time and still something that would be quite nice to hear.
As a Committee we are pleased with the services Trinity Factors have provided for our development over the past 18 months and with Nikkie, our property manager who, despite difficulties imposed by Covid-19, has provided a competent and professional service in a friendly and courteous manner. On this basis we (Oswald Court Proprietors' Liaison Committee) would give them a 5-star rating.

Everyone at Trinity Factoring Services is caring and helpful. They respond immediately with positive solutions and excellent results. One person especially, Tahir, always goes above and beyond. At one point during the pandemic, the phones were temporarily disrupted, and he used his own phone (it was a long-distance call) to make sure I had received a necessary message. When I said how much I appreciated it, he said he considered it simply part of his job. I have never received service like this! He does great work, consistently, and deserves to be commended. Thank you, Trinity Factors, for being an upscale, up-to-the-minute business with such an outstanding staff!

Loved my time here! The apartments are modern and gorgeous, and have everything you could need. The staff could not do more to help you from beginning to end. All the shared spaces were always immaculate and the roof terrace and gym were fantastic features to have so close-by! Location is fantastic, short walk from the city and street parking was never a trouble. Would highly recommend to anyone.
Had a lovely stay at The Kingsford Residence. It was great value for the service, with nice attention to detail. We will definitely return.
Lovely serviced appartments with all the necessary amenities. Great location for staying in Edinburgh. Close to the city centre as well as all the tourist attractions. Lovely neighbourhood too, nice and quiet but with all the necessities nearby. Ideal if you have anything planned at the playhouses, only a 15 minute walk.

Very nice apartment. Had a mezzanine floor where the bed room was. Heating was a little temperamental the NEST didn't seem to work so get the staff to show u the heating. Stairs in the apartment were a little narrow so be mindful if u want to carry cases up. Staff super helpful otherwise. Location is a little out of the way a good 40mins walk up a gradual incline to the main part of town
