A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. I have been with reeds rains for about 2 years. Reception in office is ok, fair efficiency for tenants agreement processing. But most of your details, you may need continue to input in several different online forms or applications. As I moved from south, agents there always record your details and helping you dealing with forms and only need your signature. To be honest, to reduce trouble for those who custom with service provider is common point, is it? After you move in the property, local office deals none of your problems. You should rise all issues to other maintenance department via phone. Emm, you might feel it will not big deal. For myself, 2 years boiler broken 2 times and both 2 times during freezing period. There is no one take phone weekend. Once you connected staff, takes about 2-3 days they need find contractors, then you need wait 1-10 working days to problem get sorted, with no hot water or heating. Moreover, en-suite bathroom and guest bathroom leaking, ask me not using toilet for 2weeks. Plus, contractor using my bath towel hanged on rail to wipe toilet floor. That ralph lauren branded towel rrp £120 and I have no choice but throw them away. Those issues causes bad feelings and obviously no compensation. Checking out with “reasonable” charges. So keep sense on every inventory in the property, and better take pic or record video. Otherwise, some you missed to check and reeds rains haven’t written in list when you check in, will cost you a lot finally. My guest toilet mostly used as storage for paper boxes and I cannot believe paper boxes made tile cracked. Oh my. In this COVID 19 period, my agreement forced stop by landlord, I try to extend, as you know, local office staff cannot help. Their management department record my request and reply me month later, so quick. Made me in really tight and tough time to move. Noticed me after Christmas, I keep searching place to move to, end of February ask to extend, reply me about April, tenancy finish at end April. Try to image in your mind, is it reasonable? Therefore, for me, reeds rains leaves me only bad renting experience. Feeling is objective but what I typed here is real issues happened on me. Suggest you if you have other choice not using it. In Huddersfield, william h brown, whitgate, applegate or vanilla letting all worth a try. Reeds rains? Not recommended at all.

Isn’t it your job to get best price for the seller??? You’ve cancelled mine and several other viewings (apparently) with hours notice that offer accepted and seemed surprised at the offer I was prepared to make. Conflicting information given and weren’t able to provide earlier viewings! Seems very fishy! Good luck but i’d advise sellers to find another expectation setting agent as you certainly didn’t manage my expectations v well.

Hi, I have been a client of Reeds Rains Huddersfield branch for a number of years as my managing agents for rental properties. Having needed to re-let houses on a recurring basis essentially due to tenants wanting to change where they live, i can comment on just how effective Reeds Rains have been in finding and completing the reletting process with quality tenants who want to occupy the houses a home. Operationally they have even managed to have the assistance of the Reeds Rains marketing Support systems but in many cases the direct involvement of the former tenant who has in some cases been willing to show prospective tenants the property without the direct involvement of the Reeds Rains staff to at least be on site to monitor the viewings. The risk approach is a key aspect of the letting process to ensure the tenants accept the responsibility of the tenure and actually pay the rent likewise with reeds Rains supervision the property quality issues are managed from the landlords view point in order to maintain the occupancy . In summary I find the support package offered by Reeds Rains is essentially based on a wholly professional basis but is in the final analysis based on the relationship developed between the landlord and the letting management agent. Well Done again Reeds Rain Huddersfield Office.

I always use Reeds Rains for a tenant finder service and the services associated with this. I have done for many years. With their help I have been able to find suitable tenants. I haven't been disappointed, in that I haven't had any dreadful experiences with tenancies, to date (fingers crossed).

I think that during the current situation with the current pandemic it is ridiculous that Earnshaw Kay have not made changes to the way they do things. I have been forced to potentially loose out on a property I want to buy or put my self and my family at risk to go and see a property I was absolutely fine making a offer with out seeing the property. From the information and pictures I was happy to make an offer without seeing the proper. Due the shielding I couldn’t go and see the property so wanted to make an offer. I had every faith in the pictures and description on the property and I was happy that any problems would be brought to my attention by the surveyor. Unfortunately this wasn’t good enough for Earnshaw Kay and told me unfortunately I couldn’t make an Offer unless I risk my health and the health of others and go and see the property. So I have had to come out of isolation and risk my health or risk loosing the property.
