A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. I would genuinely advise everyone to not rent from Reeds Rains - their care for there tenants is so minimal it is shocking. They constantly ignore emails asking for basic repairs, never answer the phone when you call your branch to try and get in touch with them - yet are incredibly pushy when they need something from you. They are rude to tenants and show a total disrespect in their communications when they do speak to you. At the moment I am disputing a cost with them that should fall under the landlord/agencies remit, and time and energy they are putting into disputing the fact they are responsible for this cost is shocking. Yes they have nice properties, but I would avoid here if you want an iota of care as a tenant.

Will never go anywhere near you guys again, I suggest others do the same. I lived in a property with no hot water and black mould everywhere for 6 months when we eventually got fed up and left, you tried charging me an extra months rent, tried charging me for things like the doors which where in the same state when we moved in!! The bathroom door couldn't even close! We tried to fight and get our deposit back but you guys wouldn't send me the call recordings I asked for which stated rent was paid until the 11th of each month. All in all £700 deposit gone.. to pay for what? Avoid at all costs Regards 64 Dawlish mount LS9 9DY Update I have received an email from James at reeds rains requesting that this be deleted or it will be escalated... James please don't threaten me I am voicing my opinion, you had 3 adults in a two and a half bedroom house you only put me and Dave on the tenancy agreement, surely it's still classed as a HMO even if you put Gareth down as a permanent lodger. I could reel off things that never got fixed all day like the light switch in the kitchen which just fell off the wall when touched, your handyman came to look said he wasn't allowed to touch electrics but nobody ever turned up to try fix it but yet you try charging me for it... I'm struggling to work out what was actually our fault with the property and really struggling to get my head around what was worth £695 daylight robbery tbh Wow update again after this I received an email 5 minutes ago chasing me for £566 for rent? Now the rent was 495 I'm not sure where this figure is from and the rent was paid up to date if they sent me the requested call recordings (that I have asked for since October) it would prove to them that it was paid to the date we left. I'm not enjoying the harassment and ignoring my requests. Especially when they have kept the deposit of 695?! Please if you can avoid these cowboys at all costs. Update -17/06/2021 - I am absolutely gob smacked to still bing chased for a council tax bill from the 4th of October when I moved out to the 22nd of October when Gareth Buckley moved out. If you want to chase anyone for this is should be him. They won't say he was on the tenancy as it would have made 3 adults in the property and no HMO safety. He was put down as a permanent lodger. We were forced to move out asap I moved out on the 4th can someone please explain why this council tax bill has not been sent to either the landlord or Gareth Buckley who was still in the house ?

Claire had amazing local knowledge of the market and put Mum at ease with the idea of moving. The sale was then managed by Jane who was extremely supportive and proactive. A professional, personable and caring set of staff who supported us from the very beginning to the end and helped with all aspects of the sale, the purchase and the move. Endlessly patient and always available at the end of a phone call for any queries we raised. Would highly recommend.

A second effortless mortgage experience with Simon Humberstone at Reeds Rains Estate Agents. Extremely good value for the outstanding service received. A really good laid back communication channels either face to face or by phone without any loss of professionalism or experience. Angela has been amazing! I am currently in a chain with Emsleys clients and regrettably the solicitors have been un-cooperative. Angela has really driven this whole chain along this week and I and the rest of the chain are really grateful. When Angela has said she will call back she has done without fail and kept the whole chain totally informed on any progress that has/hasn’t happened. Hopefully next week we should be exchanging and I do genuinely believe that is down to Angela’s efforts and her chasing this week. Thank You!
