The house we made an offer on went to probate just towards the end of our buying journey which extended the process by several months. Jemma supported us by keeping us up to date and going the extra mile to ensure we were fully informed with what was going on even if it was just to up date us that there was no news. A mention to Kaylee too who was a great support at the end of our buying journey, particularly by constantly following up with the vendors solicitors who were reluctant to engage in communications most of the time! Absolutely shocking and a waste of time and as other have said they just lie regardless!! Safe to say I won't be using them for the future as they was appalling before and they are again!! Avoid like the plague seriously on a realistic view, even other landlords have got there own tenants and never bothered with these as they are that useless so thank god I never went ahead with this 🤬

My husband & I have been tenants with Lime Property since 2019 when we moved into our current home. Over the course of the last 2+ years, there have been MANY issues that we've had with them, our property, our landlord, and the speed at which our issues/repairs get taken care of, but we've always remained understanding, forgiving, patient, and collected with Lime Property. We give them the benefit of the doubt most of the time, but still, they continuously let us down and disappoint us. Lime Property has had a reoccurring issue of not communicating with us at all. They have both mine and my husband's contact information as well as our address (obviously), and yet they still somehow have trouble letting us know of any scheduled appointments that involve us and our property. Last month, they emailed my husband a day before they had scheduled for an inspector to come by our property for a very sudden, short-notice inspection. We were a little annoyed with the sudden appointment being just a day away, but nevertheless that was still enough time to prepare for the inspection. Come the next day, the inspector never showed up. They gave us a 5 hour window of when the inspector was due to come by (11am - 3pm), and it wasn't until I called Lime Property at 3:15pm that day and asked them about the inspector and the scheduled inspection, that they checked their system and saw that they had actually cancelled the inspection since they noticed we had already been inspected the month prior. And when I asked why we weren't contacted/emailed and told of the cancellation, they had no answer other than "it must have been an error". Even with how irritated we were about that whole day having been wasted waiting for someone to come by who wasn't even coming by, we still let it go. Today, however, crossed ALL our lines. No one from Lime Property contacted me OR my husband to tell us that they scheduled for electricians to come by to our property this morning. They even gave those electricians the keys to our property so they could come in!!! (PRETTY SURE DOING THAT WITHOUT ANY NOTICE GIVEN TO US IS ILLEGAL, BY THE WAY!) Apparently they'd been knocking at our door, but none of us heard it so they just unlocked the door and came inside!!!! It wasn't until my husband had stepped out of the shower, that he came face to face with a total stranger in our home! Talk about a bit of an uncomfortable shock to say the least!! What a total invasion of privacy and security!!! It's absolutely astounding that Lime Property did this and didn't even bother to send us an email, a letter, or give us a call to tell us about the electricians coming by!!!! I'm completely angry, shocked, and amazed at their carelessness, disrespect, and disregard for us (and our privacy) as their tenants!!! No reputable company that truly cares about the people they have contracts with, does this. I have already submitted a complaint with Lime about this, but unfortunately I don't expect to hear anything back from them about it. We are now looking into other means of reporting this complaint that we have and are contacting all sources we can find that can help us. Like I mentioned in my email: DO BETTER, LIME PROPERTY.

Been a tenant now 5 months, and I am disgusted with the service and dealings of this office. I have been waiting for several serious repairs to be done for over 4 months. I have had several contractors visit and confirm the work needs doing and each time nobody returns because they refuse the prices. Likewise, I had to get the council involved, and this office had the cheek to tell the council that the work was not carried out because I refused them entry to come do the repairs??? That was an outright lie, and it doesn't surprise me either because from day 1 they have shown they cannot be trusted time and time again.

You don’t even deserve 1* rating. Especially the manager Jamie. So arrogant and not willing to help. All i asked them was co be able to contact my landlord. The law says i can but the manager says i can’t. So he must be stronger than the law. Also my friend wanted to move in after i leave the house. Made an offer and the landlord accepted after 3 weeks of discussions. Paid the deposit and filled the forms. Been 6 weeks and still waiting for referencing checks. They haven’t got a clue what they doing. Staff are rude and miserable. People and companies like that shouldn’t do business. Also passed my complaint to the property ombudsman service

This is the second time my partner and I have tried to rent a property with this company, the first time we were called on the way to a viewing telling us not to bother the property had been let, this most recent occasion after seeing the perfect property I called them straight away only to be told they were not booking viewings as yet, when I called back the next day to once again try and book a viewing I was told the viewing booking was full they'd call in the event the property hadn't been let, I then filled in an application for the property as I was already disgruntled this form went through and upon calling this morning was told I couldn't have a valid application without a viewing and so the property had been let and we had not been considered the overall treatment of potential letters is disgusting and the customer service to say its appalling is an understatement. Would not recommend.

I have used Let only service from tulip estate for my property recently. I have found their service professional, responsive and efficient. They viewed property first and listed works which should be done before looking for the tenants. They do not mind if you want to use your own contractors, in my case I used both my own workmen and tulips maintenance team as well to make the process quicker. Their maintenance team provided a quick service with good quality too. The staffs I have contacted are all very helpful. Here special Thank you to Aneta for detailed prompt e-mail response with me during the whole time. I can honest say that the staffs in tulip speak good English, apart from e-mails, I have spoken with them on the phone as well. Communication wasn't problem at all. There was a few tiny hiccups like staffs out of offices for their annual leaves, because technical problem I got my quote a bit late etc. However, I think they are quite normal, So it didn't bother me, no any business or service 100% perfect. After all I was happy with the service and will work with them again in the future if needed without a doubt.

The maintenance team are fantastic in every way, I had various jobs completed in an incredibly quick and efficient manner, which may lead some to think the jobs were completed to a low standard but I can assure you this is far from true. Within a couple of hours I had two radiators replaced, window handles replaced and walls painted in two separate areas in the house, all with one pair of hands too!

DO NOT rent any properties with wardbright! We use to live here and the only reason we moved was because from the day we moved in we had problems with them, they act as both the agency and landlord, they treated us horrendously, the property was full of damp and mould which they didnt sort out, things were frequently breaking and not being repaired for months and when they do repairs they use the cheapest of materials and dont fix the problem only cover it up! AVOID AT ALL COSTS! Were not bad people and we wouldn't lie, we seriously dont want anyone having the misfortune of renting off them!

Although not great from the beginning, my issues with Wardbright started when I moved out of one of their properties. A dispute arose over repairs that needed carrying out; Wardbright attempted to get me to redecorate almost the entire property, and it was only when I requested photos of the property prior to my tenancy did I realise that I had not caused some of the damage they were claiming I had. When called out on this, Wardbright simply did not respond. After spending a considerable amount of time and effort redecorating and deep cleaning the property, including the kitchen, I was horrified to find that workmen had been sent in to tear out the kitchen without my knowledge. I was still in possession of the keys and was still a legal tenant, so this was a clear breach of the tenancy agreement. When questioned, Wardbright claimed that the workmen had not been hired by themselves, and had instead been hired by the landlord. In subsequent correspondence, Wardbright admitted that they are in fact the landlord, and legal owners of the property. Due to the inconvenience, I decided to request a rent refund for the weeks that the property was rendered uninhabitable. Wardbright agreed to a six day refund, which they sent by cheque through the post. Apparently nobody at Wardbright owns a calculator, as the amount I received was not equivalent to six days rent. Again I complained, deciding to pursue reparations for the original amount. Wardbright have refused, and so the saga continues... The staff are friendly enough so long as you don't mind being lied to repeatedly, and if you do decide to rent with Wardbright, maybe you'll have a nice new fitted kitchen.

Don't understand the bad reviews been nothing but helpful and supportive with me been in the proeprty nearly a year. Terry is really good and there on the other end of the phone if you need anything. Always been respectful and polite.

Been with Wardbright for a year now and genuinely had no issues. Everytime I have needed a repair or had an issue I've had a next day response and a repair guy out within a couple of days. Don't let the negative reviews put you off, as far as letting companies in Hull go they are by far the best I have ever dealt with!

spoken to like rubbish by the one lady in the Hornsea office which resulted in you loosing a sale. Found them hugely blunt today when calling with no customer service. And as a cash buyer who sold with hunters it's not hard to confirm, you only had to wait for a solicitors email. how dare you be so offensive to say I don't have the money. and then rude to my son when he rang to confirm Liz email. Lost a sale and i will make sure my contacts in the industry are aware of this poor awful service!

Unable between February and August to find new student tenants for our large 8 bed house in Hull, we approached MRC for help. Their response has been excellent. Within the short space of 2 months the MRC staff have been extremely helpful, professional and effective - removing all the stress from us and managing the journey from advising us on marketing the property, finding and 'persuading' suitable tenants of the property's potential, drawing up contracts, managing contractors to complete the minor repairs needed and preparing a detailed inventory prior to the tenants occupying the house. In the beginning, Jo and Danielle were brilliant in keeping us informed by phone and email during every step of the marketing process. Their knowledge of the local market and their assessment of our possible outcomes proved very accurate, and we are very pleased that we followed their very helpful and friendly advice. Russ Flanaghan was an enormous help to us on site, working very closely with us to identify areas that would benefit from improvement and he managed contractors into the property at a moment's notice to rectify any issues that cropped up. He listened carefully to Tenant comments and communicated them to us very quickly and efficiently together with speedy contractor quotes to ensure that these tenant priorities were addressed quickly by us in order to help secure the Tenancy. Thank you also for a very thorough Inventory with lots of photographic evidence. We now have a signed contract and tenants who will hopefully find themselves well looked after by MRC. Avoid at all costs. Last year we had offer accepted and was happy to go through the buying process, when few months later down the line(4 months) waiting for contract exchange we found out that tenant cannot be moved out and they cannot tell us how long it will take! 4 months to receive message like this! Anyway, we didn’t want to give them bad feedback at the time and decided to give them another chance this year! Well, this didn’t go well too! Viewed house and on the same day we was asked by estate agency if we will be willing to pay above asking price?! I mean, seriously?! Why would you set advert for certain amount/asking price and then ask for more, just to mention we was the first people that viewed the house so no other offers was at the table at the time. Again, our offer was accepted at the full asking price then 1 hour later phone call to advise us someone offered more so we had to pulled out! How unprofessional and annoying is that! Last year we have lost over £500 in solicitor fees after the sell(us buying house) did not go through because we was not told the full story behind it. I am believer that everyone needs second chance and that is what we did. There won’t be a third chance for sure. I DO NOT RECOMMEND THIS PLACE!
