A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. Being a guardian with Global guardians for the past 3 years has been a great experience. I've lived in 2 amazing buildings and made really good friends. Myself and my partner have now bought a house (partially made possible by saving money through being guardians!) and are leaving guardianship life behind with heavy hearts. We're really going to miss this chapter in our lives.

I found out about Global Guardians thanks to a friend. I managed to get a flat with them after joining a group viewing. During the viewing only one of the 6 flats that I have seen was in a better condition. The rest of the flats were in a bad shape, windows had wholes and didn't close properly, bad flooring. But this can all be fixed if you are willing to put some work into it. But the rent is really cheap so even though I had to spend money in the beginning to make the flat look satisfactory it's still worth it. There is a one month notice so this was the only thing that was worrying me at the time. Several times before the lockdown, Global Guardian employees would come to check the property and take pictures of the place. If I didn't answer the door because for example I was sleeping or working and I didn't hear the knock they would enter the house and then I find a stranger inside my house, which can be really uncomfortable. A text message or a phone call would be ideal. The staff is nice and polite. I never had any problem with them. Overall, I would Recommend.

Good but inconsistent support from Belvoir at times, some issues were resolved fairly quickly whilst other issues which were raised at the start of our tenancy (over 12 months ago) were never fixed (specifically a broken dishwasher). I understand there were some complications with the dishwasher being removed and replaced but at times it was evident no progress was being made. Belvoir were helpful getting us in into our apartment and the check out process was smooth despite some delay in receiving our deposit (delayed due to no invoice being provided for cleaning services).

Have rented from them. The worst company to deal with. There are things that needs doing, including the main door lock is stuck. Have raised that on 23rd February, now its 5th June. It's horrible company. Stay away

No lie, I actually thought these people were the most professional people you could go though, with the way they initially handled the whole moving in process but throughout the 6 month tenancy I noticed how incompetent they actually were. Imagine having to message multiple times to get a dishwasher fixed for it to not be done by the time you vacate the property or them failing to show up when they had agreed to come and sort the issue out? It's not okay. Not just that but after moving out Hamad had the audacity to act as though communications on his end were perfectly fine despite having not responding to my initial emails for 3 weeks. I had to call in multiple times to even get a response for it to happen again the following week. I understand people are busy but its not exactly difficult to respond to an email or even be sincere with your apology. It was clear by his tone that he didn't care whether I was upset by his poor and unprofessional behaviour and instead tried to shoo me away. Despite having received a written apology I am writing this review so others don't receive the same treatment I did.

I was introduced to Barrows and Forrester Property Group several years ago. They impressed me with how passionate they were about the property industry and giving customers the best possible service. I felt it was pointless explaining with these guys because of the way they do business, when we moved in two years ago we realized the property did not have a garage with it although we where being charged the same amount of rent as other neighbours who had a garage, so we where being ripped off! the reason was the owner uses it to store antique furniture.. If this is the case then it was not our problem, and the agents needed to be straight with this landlord of fair pricing. Damp was an issue with the property over time which we noticed when we moved in, but it is what I feel we where charged for when we moved out, me & my partner worked our hardest to get the property to the way it was when we moved in, deep cleaning, re painting, you name it we did it but HML still took a quarter of our deposit to pay for things like a sticky kitchen floor, damp in the bathroom, and apparently areas requiring paint, we was totally surprised at this and the cheek to say to us "we will keep the cost as low as possible" So you mean to tell us that the landlord can not afford to get a garage or storage else where or get a mop & bucket to clean a kitchen floor?? My recommendation to anyone using HML to please remember they are only for the landlords not tenants..

I have been a tenant of HML Lettings now for over 5 years, I can say without doubt they are the best agent I've ever rented a property from. I moved to Birmingham after my job was relocated and from first viewing the property I knew they were a company I could happily get along with. The property is not without its issues but whenever I do report a problem it is dealt with promtly. Thank you to all of the team in Birmingham!
