I wouldn’t rent a property from Martin & Co again. The agent tried to keep over £1600 from our deposit, for ridiculous reasons such as “finger marks on walls”. I encourage anyone in this situation to go via the DPS resolution service who saw sense and agreed an amount which was significantly less (and almost exactly what we had originally offered!) - Martin & co simply delayed the landlord’s receipt of this money for several months!

My wife and I own several buy-to-let flats in the Home Counties, so we’ve dealt with a number of Estate Agents and Letting Agents over the years and none better than Martin & Co. We first chose Dave Rogers and his team in 2007 and they have looked after us and our two properties in Tunbridge Wells ever since. They are helpful, friendly yet professional and efficient and good to deal with. When the time came to sell one of our properties, we asked Martin & Co for help. After deciding to sell our beloved house of 7 years we approached Gemma at Kings Estates to get the wheels in motion. We were instantly reassured we were in safe hands. We were assigned a photographer who took stunning images of our home and packaged the post beautifully with detailed information and drawings. Within the first week of posting the advert, it generated interest with an accepted offer shortly after. Their communication throughout the whole process was fantastic. Tom was always on hand to answer a question and no task too big or too small. We did encounter a break in the chain at a critical time of the process by another Estate Agents client which put our new house purchase in jeopardy. Kings Estates were incredible from this point. Mike managed to turn around within 24 hours an open day of viewings and have 3 offers on the table (one £10k above asking price). We discussed with them our best approach to rebuild the chain as strongly and quickly as possible and accepted a new offer shortly after. We have used other Estate Agents in the past and none compare. King Estates care about their clients. They advise, care and respect their client's needs. This was our fist experience working with a letting agency in England, and Kings Estates was wonderful. Andrews were able to arrange for cleaning of the property in between tenants and repairs to be completed, then arranged viewings - all following coronavirus guidelines. Hannah and Lara have been absolutely fantastic throughout our recent let and since we started working with them 5 years ago. They have always been quick to respond and reassuring but more to the point have always followed through with their commitments and never let us down. Efficient and professional. We managed to get all the paperwork and site visit done remotely and that was very helpful as we were in the process of relocating back to the UK. Mike Churchill was very responsive and did an excellent virtual tour for us of the property we liked online. Overall very happy with the service provided. Only thing I did find a pain was the outsourcing of the reference checks and credit checks to The Lettings Hub as this, I felt, slowed the whole process down and was very frustrating at times especially as the questions/requirements/documents etc. were all required by Savills. Once that was done, was super easy and a minor speed bump in the whole process.

Amazing service from Debbie and her team. The service from start to finish has been extremely professional. If you would like an agent that is pro-active with good communication from all in the team then this is the agent to use. All queries, etc. were dealt with swiftly and you know that Debbie is constantly working hard to provide an excellent service. It is an agent that you can trust is working hard for you not like some other agents that we have used in the past. Debbie moved us with a different agent 7 years ago and the service from herself was also excellent then. Good customer service is rare, excellent customer service even rarer but excellent customer service is exactly what Bardens and Steve Woods gives. Steve is passionate about selling houses and obtaining the right house for his clients. I inherited my family home and selling it was a very difficult experience but Steve was outstanding in his advice and support, he really believes in what he does and is the consummate professional. Never having sold a property before I made the mistake of going to a High Street chain of estate agents first a big mistake, within two weeks they had actually damaged my property so I made the change to Bardens and within 5 weeks my property had sold for the full asking price. If you want a professional and not the office junior to buy and sell your properties go to Bardens.

Wow Steve was fantastic. I had to help an elderly lady to find a rental flat. She didn't use Internet and she was left out as many people who don't use computers or smart phones, specially during covid lockdown. Steve went out of his way to help the lady to get a flat, he adapted his service to her personal needs that was very impressive. After a disastrous first letting agency on relocation back to Tunbridge Wells I was extremely fortunate to happen upon The Letting Company. I have recently taken up tenancy through them of an amazing garden flat. They were extremely professional, efficient and could not do enough to help me during this Covid-19 pandemic. Great service from The Letting Company over the course of our three year tenancy. The few maintenance issues were resolved quickly and they were always very accommodating when it came to arranging times for the periodic inspections. Simon in particular was a pleasure to deal with. Rat Infestation- 5b Madeira Park I used to rent the property above until I found out that rats infested the area below the kitchen units. Bright Fox Lettings were very quick to react although did not help the slightest re negotiating with the landlady and offered ZERO financial alleviation but made me pay anything and everything instead. All of this despite hygiene risks, the fact the property was uninhabitable, and that the infestation was due to poor standard of building works in the flat in the first place. I had to evacuate in a few of days and the property management didn’t take any responsibility.

Excellent, efficient old fashioned service with a smile and by a company that actually 'cares' which is unheard of with the big letting agency chains where we have only ever experience atrocious service with extortionate costs. We have direct experience as both as tenants and landlords. We have absolutely no hesitation in recommending Vanessa and her team.

5B Madeira - I see there is a bad review from someone about the flat, I have lived in this flat for almost 2 years now and I have not seen a single rat. Sometimes rats are attracted to places that have food lying on the floor. The landlady has been nothing but so helpful to fix anything if there was any issues including the boiler that broke which she had replaced immediately, the agency Brightfox gives by far the most amazing service from a letting agency i have ever had and I have rented a lot!
