4 letting agents in Mossley Hill

Had a horrible experience renting from this company. They tried to take money off my deposit for unfair reasons. Which looking at the other reviews. It seems Im not the only one who had that issue. I wouldnt advise renting from them.

I had a very bad experience with R-House. I took apartment on rent from them and experienced following - 1) Huge deduction on my rent deposit without justified reasons. 2) They denied to complete reference check for next apartment until they deduct deposit as per their choice. Very unethical. 3) Poor service even after multiple calls and email on maintenance issues faced in apartment. 4) Very rigid in attitude. I hope not to deal with them again.

The staff who work there are really nice and helpful but when it came to the return of the deposit they decided to take off an extraordinary amount of money (£150) for two very minor things wrong with the property, which was left in an otherwise spotless condition (we touched up paint work and cleaned everything to a professional level clean). Was very disappointing to have this much money taken off, especially as most of the amount went on replacing a very cheap item of furniture which was already on its last legs and could have been replaced like-for-like from Bulky Bobs for about a tenner. You may be wondering why I didn't argue with the DPS scheme but truth be told I needed the money back quickly and have been let down by the DPS before (they seem to favour the Landlords not the Tenants). So to summarise: Nice helpful staff but expect to be rinsed when it comes to your deposit being returned.

Initially good, but then the devil is in the detail, which is where Vance & Co let themselves down. Rented a property listed on Zoopla. It was advertised as having gas heating, but on moving in turns out the property is electrically heated, which is significantly more expensive. Vance acknowledged that this is their mistake, but have not done anything to remedy it. The flat that we signed for was furnished, but one wardrobe and several drawers were broken. We've been trying to get this remedied for 6 weeks, but of the contactors, Vance have organised, two never made contact, two did not turn up and one turned up an hour and a half late without any notice. Vance say that this is beyond their control, and they are doing the landlord a favour by recommending contractors, but it seems that they're unable to deliver reliable contractors to complete jobs. They have then tried to blame the delays on us not being available, despite being offered evenings, weekends and days off to complete the works. See the attached email for an idea of their communications/professionalism. On the whole, I cannot recommend this rental agency. If this was my property, I wouldn't be happy that crucial details are made in the listing and that they are unable to arrange maintenance issues. As a tenant, they were good setting up and arranging the tenancy - but poor in all other aspects. If you do require a letting agent, would recommend Open Rent for self-managed properties and Hunters for managed properties.
