I used Pat Robson to sell my flat. The process took quite a long time, as there were ongoing complications and the property itself had tenants and was in a managed complex. Pat Robson, and especially Tom, have been instrumental in the sale of my flat. They kept me informed throughout the process and worked very hard mediating between solicitors. They looked after the tenants, and ensured they were informed as to what was happening at all stages. An exceptionally professional and personal service and I will DEFINITELY be using Pat Robson, if needed, in the future.

I recently purchased a property using Pat Robson's estate agents in Newcastle. I found them to be friendly, helpful & professional. The agent that showed me around the property was ,very informative & had a good knowledge of the property & surrounding areas. Tom Collard was extremely helpful, in keeping me updated throughout the process & helping to move the process forward as smoothly as possible! I am now in the property & would definitely recommend & use their service again as they took the stress out of the whole experience!

After researching local estate agents to sell my property I decided upon Pat Robson and I definitely made the right choice! I received such a fantastic experience from start to finish. Everyone I dealt with was great - from the photographer (who took the most amazing photos) to the sales team. Acorn Properties Ltd are by far the worst letting agent I have ever come into contact with and due to my line of work I have been renting properties for over 20 years. Avoid them for one or all of the following reasons: 1. £243.23 admin fee per tenant!! That's nearly £1,000 for a 4 bed house share. 2. They never respond to emails or phone calls and instead choose to ignore in the hope that problems will be resolved by someone else. 3. Staff are rude and unhelpful. 4. They made up reasons for holding deposits at the end of the tenancy. 5. They ignore notices to terminate tenancy agreements so they can squeeze extra rent out of you. I have held back in saying what I really think about them as this review would be rated 18, however I cannot stress enough that if you are thinking of using this company, or your children are going to university and are planning to use this company, please don't as you WILL live to regret it. Thanks for reading.

Honest and reliable agent. We had a few issues with contractors during Covid, but it wasn't the fault of agent. They have been great throughout our two years renting in Jesmond. As final year students, we hope that other agents are as good when we move on to live elsewhere. Thank you to Claire and John especially.

We used Acorn Properties to help us to find a rental property, and right from the start we were really impressed by Olivia Brack. She was very friendly and helpful over the phone and then also in person when we met to view properties. Actually worse than pat Robson if that's possible. Lovely people on day one, very friendly. Maintennace was ok for a student flat but they overcharge at move out. Properties will have some wear and tear and need maintenance as time goes on. Baskeys clearly see wear and tear as an opportunity to pocket some money out of students. Extortionate fees! AVOID!

If I could give 0 stars I would. Ripped us off and blamed blocked pipes on us and charged us for it when the plumbers said it wasn’t actually our fault and it was due to plumbing works on the road - unprofessional and they then didn’t allow the plumbers to talk to us because they wanted to charge us anyway even though the damage had nothing to do with us. Proper jobsworths & they will rip of students because they know they can get away with it Also take pics of the house before because we got charged for stuff that we didn’t do ✌🏽

They're either so overworked and busy or cannot be bothered to chase up new leads and new business enquiries for their company. I personally think its the latter. Iam a Landlord and twice made extensive telephone enquiries giving name, details and a contact number with a next step promise from them of information to be sent through and a follow up to proceed.... ...nothing was forthcoming, not once but twice..!! Perhaps they have enough business and don''t want anymore...!

Absolutely terrible agency. They will happily milk you for every penny just because they know you are a student. £18 because “item left and needs removal”. I don’t know anyone who would charge you £18 to pick something up and move it from the room. If you’re thinking of letting from Baskeys-don’t.

Just been on a property viewing with the loveliest woman ever which has been so nice after having some very pushy viewings with other agencies. She was full of knowledge of the areas and she really listened to what we wanted, we loved every property so the choice was hard but we've just secured one! The tenants living in the properties we went round were so welcoming and it's clear they have a good relationship with baskeys. We cannot wait to be with these guys next year!

DO NOT USE THESE LETTING AGENTS, THEY ARE CON ARTISTS! They made me pay 1000 pound before I even moved in. ~600 for the deposit which, to be fair, I knew in advance, but then they trumped up an extra 400 last minute for a combination of "security deposit" and "admin fees". Thank God thats illegal now, my real regret is I was a young student who was silly enough to pay it, although I had already made all my preparations for moving in which I'm sure they knew. The reference check process was a nightmare. On one occasion sent what like a 16 year old in his dad's suit on work experience to do our inventory which was a bit ridiculous. Property itself was good except for a summer infestation of wasps on the outside which affected us. Would not recommend, find a property through someone else

DO NOT EVER USE THIS COMPANY!! Charles Lamb estate agents is the most incompetent, lazy, selfish company I have ever had to deal with. Their staff are rude, ignorant and are never available to talk (they are either 'on a break' or 'in a meeting'). We rented a student property which was of poor quality and suffered various water leaks which were never addressed. They deducted a large sum (£500) of our deposit for 'cleaning purposes' which we had to challenge via the deposit dispute service. We won the majority of this back, showing the obvious deceit and greed of Charles Lamb who try to unfairly take your money. After 6 months and countless hours of nagging they have finally given us our rightful money back, however this was only due to my hard efforts. I urge you to never give this negligent company your money or time, avoid at all costs.

I took a rented property in the first lockdown with my husband and children, we were not able to view the property but her happy to meet us there with the keys. Very odd, since living at the property there has been a number of outstanding repairs since reporting them after going through inventory. Our current situation is we have had a leak coming through kitchen ceiling through the spot light from the bathroom just before Christmas which a plumber came out the next day and told us to turn water and electricity off but was not fixed. The leak started again on Monday which I reported and after numerous of phone calls and staff laughing at me as I said it is dangerous. I was told today a plumber will be out next Tuesday, not good enough as I know this is dangerous. Very unprofessional company and staff. This has caused me to have a break down with all the stress, please think before renting a property off this company.

LANDLORDS BEWARE! EXTREMELY INCOMPETENT! Our experience with this abomination of an Estate Agency: We've found a great place to rent in early September. Started referencing and draft contract signing process. Easy right? WRONG! Georgia (Letting Admin) who was put in charge of this process is extremely underqualified and lacks even common sense (mind me, she joined like 5 months prior) as well as Diane Mutch (Head of Sales & Lettings) are both extremely incompetent and irresponsible. Couldn't answer on simplest questions let alone being anywhere near helpful. On top of that Georgia supplied referencing agency with the contract details which contained multiple mistakes: from errors in the names to the tenancy start dates (she put today's date as a start date TWICE!). Not only that, she was trying to fix those while creating new mistakes in the following versions of the draft! We decided to pull out as we it was just extremely unprofessional and looked like a joke. Then two months after we discovered that this property is still on the market. You know why? Because of terrible reviews. And rightly so. But we decided to give it another shot this time approaching the contract with as much scrutiny as possible. We got to a stage where all the referencing was done. But AGAIN there were mistakes in the draft contract. Like is it this hard to bloody type names and dates correctly?! Okay we got through it. Next thing - they require a guarantor for my spouse who is supported by me (with my income 5x more that the rent). Why would you need a guarantor for a family member when the other family member is fully qualified to pay the rent? And landlord doesn't care who pays it as long as rent is paid in full. Okay, I decided to act as a guarantor for my spouse to just shut them up. But no. They declined it. And the referencing agency confirmed that Charls Lamb not supposed to ask for a guarantor from my spouse with my income. Waste of time. This company is a joke. I can't believe any landlord putting their business in their hands as they clearly deter prospective tenants. AVOID.

This agency has the lowest rating of any agency in Newcastle. Prior to change of management this company functioned fairly well. Since its namesake has left, the quality of service has declined drastically. I have been informed that they harass clients who try to leave them, withhold tenant deposits and fail to carry out basic checks at the property. I would advise that you hire literally anyone else, they deserve to go out of business.

The clue is in the title, Easiliving, thats what they want to make out of you. Take note all students and paying parents, this company represents the sterotypical bottom of the pile estate agents. Ignore the gloss and photos, once you have signed the onesided contract then they will convenniently change tack. Note, mould in properties, no termination clauses (you might need this for Covid), pull up the weeds in the garden clause, wash the outside of windows that you can not reach, to mention a few. They really are unprofessional time wasters, just go somewhere else or stay in Uni property. You have been warned, the only thing they are interested in your money. Ignore the glossy and shiny pics, its all a smoke screen. Easiliving, thats what they are about, and its your money they will achieve it with. Read the bad reports, they are spot on, sadly google does not have a 0 review button. We dealt with Carleee Cane the managing partner. No idea where the postive reviews came from.......!!

I would rate it 0 stars if I could. Terrible service and only reply when it is favorable for them. Amazingly lack the ability to write up a contract that does not contradict itself, then proceed to bully my roommate and I for additional funds that we do not owe. Tried to take advantage of the fact that we were not from this country and tried mending the rules into their favor.

I was skeptical of Easiliving at first but overall we had a very good experience with the agency and the staff. Whenever we needed somebody to come out they were quick with assisting us. Over my 12-month tenancy, I spoke a lot with Ashleigh who was always very polite and helpful and I recently spoke with Carly who was the same. Upon leaving, we also received 100% of our deposit back. I have recently dealt with Carly at Easiliving, as a parent of a student who needed to leave the property. Carly has been fantastically responsive, supportive, professional and kind throughout a period of time where most people are trying to have a holiday (made sure everything was running smoothly and I was kept informed at every turn through Christmas break/covid restrictions). A genuinely lovely human with tenant's best interests at heart, thanks so much!

As a Landlord I've used a few different letting agencies over the last 20+ years in North East. These guys (Luke, Marcus, Carly) at Easiling have easily been the Best. I don't leave many reviews, but I'm a huge believer in complimenting a job well done. I found this company to be very professional and gave a Great service & communication. Office staff were professional but I was discriminated on the basis that I changed my name twice which 'didn't sit well with the landlord' even though I provided valid I.D documents and discussed the matter with Richard on the phone somehow changing your name twice is a cardinal sin according to the landlord. Absolutely disgraceful!

Talked to Richard Fitzgerald on the phone. He was extremely rude and non responsive. I called to ask if I can view a place they offering and he straight up said no. I said, that I am interested in the property but can't decide without viewing the property and he said 'lets leave it at that then'. I asked would the landlord be willing to extend the start date from 1 week because that is when my current tenancy ends, and he said 'no.'. He was going on about other people interested in the property and I didn't feel like he wanted to sell the place. Extremly rude and not recomended. Sounded like a scam imo. And reading these review of current tenants, no wonder they are not allowing any viewings. I would stay away.

Pro lets worker Richard: This man is unprofessional and rude. During a visit to Pro lets I was speaking with a separate member of staff (not Richard). During our conversation, we got interrupted by Richard in an extremely harsh tone preaching his own agender. Richard just seemed to let his anger out on us then leave the building. It was embarrassing to see a grown man not know how to control himself then abandoning the office. Property maintenance: Three weeks without heating/hot water after the report was made. A leak in our kitchen roof during winter for over 6 weeks after the report was made. An open pipe connecting to the toilet for over 3 weeks after being reported. A hoover not being provided at a student property leading to dust allergies being triggered and dirt build-up. Deposits: Deposits are put given to DPS, which is a third party company that holds deposits during a tenancy. The only problem with this is Pro lets sends the money to DPS in the first place. Our house gave Pro lets £1280 plus for a deposit. Pro lets then only transfer DPS £400. What happens to the other £880? Well at the end of our contract the landlord agreed for our house to receive the full £1280 plus back from DPS, then to find only £400 had been deposited. This then was a problem for both the landlord and tenants, £880 missing. All tenants had to go to there banks and get full statements providing to the landlord Pro lets had taken a deposit of £1280 plus. This then leads to the landlord having to cover the £880 of missing money out his own pocket. This is the last we heard of the situation.

Communication issues and misleading. Upon ending my 9 year tenancy with Property stop i was not contacted to be informed of the end of tenancy procedure. I had to email property stop to ask for the relevant information on how the landlord expected the property to be left. The email response from property stop was as follows "You need to ensure the property is returned clean and tidy. Its not essential to use the services of a professional cleaning company but if you plan to undertake the work yourself it would need to be done to a good standard. Whilst the owners are having work conducted after you leave i would still suggest you leave it to a good standard before handing over the keys" I then left the property in a "good standard". I cleaned all surfaces, hoovered, got rid of all cobwebs, filled any holes we had made and also filled in holes left by the previous tenant (a big hole caused by the front door hitting the wall), disinfected the whole place and left it in what i deemed as a "good state". Upon the end of tenancy inspection, the landlord has decided that my cleaning is not good enough, even though he plans to undergo lots of work in the property, and has decided to ask property stop to charge me for a full end of tenancy clean. The issue i have is that property stop clearly told me that this was not necessary to undergo a professional clean and now i am being charged for their mistake which i deem to be unfair. I have tried to communicate with property stop but they have emailed me saying they refuse to take my calls. I left another google review about their services and was contacted by Stuart telling me of his disappointment with my review, he believed that i was being misleading to any future clients and that my words would impact his business so he threatened legal action against me and my partner by way of trying to silence us. I am still trying to get him on the phone to have a personable conversation but he is refusing to take my phone calls still. I understand that the landlord is the person trying to charge me for the cleaning fees, but my 1* review is a reflection of property stop's unclear instructions, refusal to take my phone calls, threats of legal action and informing me that i didn't need to have a professional clean on the property, when i did.

We switched to Property Stop to act as our Management Company for the small block of flats I live in over 3 years ago and they have been brilliant. Mark and the team have provided a first class service and I can’t fault them. They are trustworthy, reliable and act fast if anything needs to be done and are always on hand. I rented out my first apartment through Property STOP and I couldn't be more happier with the service they provided me through the process and keep providing. They are always very helpful through the phone and by e-mail as well, also very quick to answer. I've been in touch with Charlotte and Esme, both ladies very professional and helpful all the time. When I went to pick up the keys, I didn't have to wait, I only spent there a few minutes, I felt safe in their office, everybody kept their distance and worked smoothly together. I even got a welcome box, full of treats which was very sweet I think, I was very grateful. I can only recommend this company, if you're planning to move house. I used Rook Matthews Sayer (RMS) Mortgage Services at their Jesmond branch. Excellent support all the way through, Neil made all the difference. In the early stages he gave a clear and thorough overview of the options and was very efficient and timely in preparing the documents. Then, during the latter stages, he maintained close contact with the mortgage provider to ensure everything fell into place for a transaction that had tight timelines. He kept me well informed throughout and was always ready to go the extra mile, quickly actioning any points that came up. Likewise, the RMS mortgage service package I felt was very good and it helped in terms of co-ordination between all parties that RMS was handling both my mortgage and the house transaction itself. I highly recommend Neil and RMS Mortgage Services.

A friend of mine had used RMS to purchase his property and said how great they were, so when I started this process for myself, they were the company I used as well. Avoid this place not worth the hassle, took us 5 months from vacating the property to receive our deposit back after consistent correspondence with the manager. Poor customer service

Awful customer service. Whole deposit process was dragged out for as long as possible. Faiz the manager has a very aggressive confrontational approach to resolving issues. No respect to tenants or any sense of professionalism.

Incredibly poor customer service. Took several months to gain our deposit back without giving us various reasons why. The house was nice but the experience of the manager ruined my overall views of the property.

I received a fantastic service from Tyne to Let! They were able to let my property within the matter of a couple of weeks and I got the amount of rent I had hoped for. They provided a very professional service. Would definitely recommend them to any landlord.
