Listed and Rented out in less than 6 hours! Well done Mashroom. Excellent service provided by Mashroom, good clear dashboard for managing appointments and subsequent offers!! I would never use a High Street Estate Agency to market for me again. I look forward to using Mashroom in the future.

Amazing customer service, couldn’t believe it was free! Debbie was amazing every step of the way making a very daunting process much less stressful. Would recommend to anyone over an estate agent and still astonished I’ve not had to pay any fees for all of her help!

User-friendly, great future-proof platform. Easy to use and upload properties. The dashboard allows straight forward communication with guests. Really helpful members of the team who were always available to answer questions re: using Mashroom.

A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. Being able to speak to the landlords direct and building a relationship of trust early on I found to be hugely beneficial. At last, a unique and time saving innovation.

Mashroom was recommended to me and I’d gladly recommend them to anyone. From the first interaction with Mashroom I knew I'd chosen the right people to help me let my flat. Within one week of advertising it, I had two offers, even one offering more than I was asking for. I never thought an end-to-end process of 15 days would be possible...

Joshua is a very qualified agent. He managed to suggest a list of properties that were all fitting my criteria. He was also very arranging when it came to his availability and finding all the answers to my questions. On top of his very obvious professionalism, Joshua happened to be very friendly and nice, which made him very enjoyable to deal with. I highly recommend!

I worked with Valentina - she’s been so helpful and enthusiastic, it was a huge factor in me sticking with KFH! She helped me find an amazing place for a very good price, been really proactive, empathetic and diligent. One of the best agents I ever had the pleasure to work with.

I would rate Valentina 1000 stars if Google would allow it. She helped my partner and I tremendously in the search for a new home. We just moved to London and were very unfamiliar with the renting process. Valentina was quick to respond, patient with all our questions and really took the time to understand what we were looking for. In the end, she suggested a fantastic apartment in our budget and that ticked all our boxes. If you're on the hunt for a new place - I would 100% recommend reaching out to Valentina at KFH!

I've had a really upsetting experience with Foxtons. I could probably write an entire book on my experiences, but I'll try to keep it as concise as I can. Letting Agents: They pushed back our agreed and signed upon move-in date only giving us 1 week notice. This was a big problem for me as I had planned my previous tenancy had a planned move out date on the same day, leaving me without a place to stay or store my things. Foxtons said their reason for pushing back the date is that I did not pay my first rent installment or submit my documents in time even though everything had been sorted out about a month earlier. For the rent, I was contacted about a month before the move-in date saying they wanted the first 6-month installment by the end of the week. They told me this on Thursday, giving me 1 day to pay several thousand pounds. I told them as I'm an international student, I had to wire transfer the money which takes a few days to go through. I told them that I would be able to send it by the end of the following week, which I did, and they said it was fine. For the documents, my old landlord wasn't replying to any of my emails asking for a reference. As that landlord was also with Foxtons, I asked the letting agent working with me if she could try to contact her. She said she would do it and I never heard back from her about it. I can only believe that they made an administrative error about our move-in date, and tried to pin the blame on me and my roommates. After hours of conflict, the manager Sophie Rolls told us she can cancel the contract, but "good luck finding a new flat in 1 week". So they basically backed us into a corner and left us with no other options. Property Management: The flat was managed by Foxtons. No inventory was ever done, which is contrary to what we were told before moving in. When we moved in, the flat was in pretty terrible condition and it took us hours to clean it to an acceptable state. Some highlights: - Broken furniture and planks of wood in the living room we were told would be unfurnished - Surfaces of the kitchen slicked with grease - The balcony had a bunch of garbage on it, old water bottles, and a broken freezer with food left inside - Broken bathroom extractor fan that wasn't fixed until the ceiling started molding - Old unwashed pillows and duvets from previous tenancy - Missing light bulbs - Broken entryphone - Some of the outlets and lights were actually dangerous - broken plugs sticking out, melted sockets, etc. It took them absolutely ages to fix many of these issues. The entryphone especially took just under 1 year for them to fix, which was particularly frustrating as we didn't know when someone was buzzing. And when they "fixed" it, they didn't fix the microphone so we still couldn't talk to people. It's also a huge pain to try to contact the property managers. They will ghost your emails and if you try to call, they'll always be busy and say they'll call you back but never do. Also just wanted to add that I remember Foxtons Earl's Court google rating to be much lower a few months ago. And skimming through the reviews, most of the reviewers haven't reviewed anything else. I could be wrong about the rating being lower though, and just being paranoid now. I've attached some images of the property from when we first moved in. EDIT: Seems like they've turned off uploading photos, which is why there are only professional photos of their office.

I found my property thanks to Anna Thompson, she was very helpful in the whole process. Anna is very professional and super communicative and also reachable at any time for questions. Anna made it very easy for me to understand the whole process as it can be very confusing for a first time buyer. Anna is extremely pro-active, she is chasing the right people at the right time. Definitely a good choice. Thank you Anna!

Thanks Archie for doing an amazing job in helping me to find a new rental! He is a good listener and very quickly understood what I was looking for. In less than a week since our first meeting I was signing for my new flat. Highly recommended, kudos to you and the Foxtons team!

Archie was so helpful in assisting us with our search for a new apartment. We were only in the area for one day, so were hugely grateful to view five flats and get a great feel for the area in such a short space of time. We also benefitted from Archie’s expert local pub knowledge which was an added bonus. Thanks again!

I’ve been browsing for a larger flat casually for some time but it wasn’t until Jorge contacted me about my inquiry that I started to have some hope in finding the right place that met our requirements as a new family. Finally! An agent that actually listens, gets to know me, my husband and situation, and goes above and beyond to share lovely flats that meet our needs. It’s so refreshing to know that Jorge really understands what we are looking for. He builds a strong relationship w his clients and tries his best to help - above and beyond what I’ve experienced with other agents. Thanks Jorge + Foxtons team!

We moved to London from the US, knowing where we wanted to live in London but not much more. We engaged a relocation agency to help us but their process and speed was not really working for us. I found a listing online that was represented by John D Wood and was contacted by Anne Battumur to schedule a viewing. When I met at the property in question with Anne, from the start she was very professional, courteous and engaging. The property ended up not quite being the right fit for us but Anne had proactively already prepared a few other ones, based on the short conversation we had prior to the viewing, that were similar in style and close by and so we went to view those as well. All of them were very well aligned with what we sought, Anne clearly had listened and understood what our core wants were. One of the listings she had found was the perfect match for our wants and needs, and even though it was represented by another firm, Anne setup everything for us with that firm and agent and helped us secure the property at a great price. She also educated us on all the steps, nuances and details of the UK rental market and made the whole experience so easy and stress free for us. It was truly good fortune that led us to Anne, I don't think our home search as expats could have been made any better than what Anne delivered. If you're in the market for a home in the Chelsea area I highly recommend to contact Anne Battumur at John D Wood & Co. You will be in great hands and well taken care of. Whenever we will next be in need of help we will certainly return to her.

I had a great experience in dealing with Barnard Marcus Estate Agents Ellie and Patrick. As a mother of a three year old boy I was searching for a place we can call home. We found a lovely peaceful home and the entire process was very short keeping in mind that we are all in lockdown and things are very slow. I received the keys in one week from placing an offer and being accepted by the landlord. Ellie and Patrick put a lot of effort to get things sorted so I can be reunited with my son. I'm very pleased and I would rank it 10 🌟. Thank you kindly.

I wish so fortunate to have found Emma Cuckow when i moved Homes. As the Estate Agent, she helped me find the right home in the right neighborhood for the right price. She was patient, to look at deferent flats and cautioned us about making unreasonable offers. In short, she was always on my side working to make my new move as simple and successful as possible. The best part about working with Emma was that she was always more focused on answering my questions, giving me good advice, and finding the propriety that met my needs than she was on closing a deal. I would recommend her to anyone.

Worst experience ever, I had a terrible experience with them..

yusuf almalki, 17 May 2021

Please avoid this agency at all costs. I had a terrible experience with them. I was shown a flat that I liked and intended to rent. I had verbally agreed with the agent on the terms of the agreement and the price. I was also explained to that the rent would include an obligatory (?) cleaning service that would happen twice a week and would be charged extra. Supposedly I would have to pay £10 cash directly to the cleaner every week. After agreeing to all this I was told that I would have to pay a one week's rent fee for taking the property off the market BEFORE I could know if the landlord would agree to the rent. Shortly after making this payment I was sent the contract, which was an absolute disaster. Full of vague statements regarding the most important matters like the duration of the renting (we had verbally agreed on one year + half year clause and the contract read 1.5 years with no clause mentioned), the cleaning service (the contract had no details of where the cleaning would happen, how often and the payment of ten pounds was now included in the rent) among other things. The most shocking thing that I was told was that if I was to agree on the contract I would have to pay 6 months of rent BEFORE the landlord would sign the contract. That is when I headed to the agency to explain in person that it would be absurd to ask several thousands of pounds to be paid before BOTH SIDES have signed a contract. I also explained how the contract had flaws and how I wanted it to be written down explicitly that the cleaning would happen twice a week in my flat. Only then did the Italian agent remember to tell me how the cleaning would only happen once every two weeks and not twice a week as agreed, which was "an honest mistake" on her part and how she got confused because "there is a phrase in Italian where bi-weekly means twice a week" (?!). As the agent I was liaising with could not give logical arguments back, she called the manager. An incredibly arrogant, rude man came to lecture me that "this is London for you", "take it or leave it", "the landlord is reputable and does not have to sign beforehand" and tried to convince me that this is the practice of every agency which is completely untrue. After this conversation I explained that I want nothing to do with these practices and sent a formal email explaining that I do not intend to pay them for anything else, as I was afraid they might find other ways to demand more money. AVOID.

Excellent service. Me and my wife were moving to London during the pandemic. During the past nine years, I rented a flat in London that was managed by the Farrar team located on Fulham road. During this entire period, from the first viewing of the flat, the yearly contract renewal, any maintenance that needed to be completed, to the end of the tenancy, I found the team at Farrar to be professional and responsive as all times. I highly recommend to both tenants and landlords. Thank you Farrar team for a great experience!

In 2019 we rented a flat through Farrar's rental agency and were very happy with service we received. When we started looking for a flat to buy, they were one of the first agencies we contacted. We ended up buying a flat for which Farrar were the selling agents. The service we got from George Henderson and Richard Going was far above anything I've come across before. The way they dealt with mortgage lenders, solicitors, the building management company and everyone involved in what turned out to be a particularly fussy six-month process was just outstanding. They managed to be utterly professional while at the same time human and friendly - a really challenging balance to achieve. I will certainly use them at such time as we re-sell and really would recommend them in every way.
