The flat viewings by Jack Harrison from Ludlow Thompson were professional and comprehensive. He was open and honest and gave lots of information on the flats. He also proactively communicated updates on the status of that flats we looked at, which were really useful. Thanks Jack!

The best!!! The wonderful team at LudlowThompson - especially Amirah - who was super supportive and adaptable for me as I am a key worker and cannot make 9-5 viewings so she came late/weekends. So appreciated. The communication was excellent, fast and through various channels for ease. Cannot fault them and will definitely recommend to anyone who wants an easy home move situation without the usual drama/hard sell/intense chasing calls. Got me out of a situation into a stunning flat which I feel very lucky to have!

Unfortunately my experience with Life Residential has been a nightmare. As you can easily imagine the process went very smoothly until I signed the let agreement. When I moved in, the flat had a lot of issues which the agency totally ignored before the move-in date and keeps ignoring after weeks I moved in (very poor and non professional cleaning / maintenance and repair not undertaken / damaged furniture). The Property Management service is totally non-existent. While it is unclear if the issue is due to the agency, the landlord or what other reason, there is a total lack of transparency and responsiveness on the agency side (their solution is to simply not reply to emails or the phone). I keep waiting and happy to update my review should any satisfactory action be undertaken in due course (which will be very late in any event). I can see other reviews with similar feedback (which I wish I read before!) and therefore it seems this is their standard practice. My advise is to absolutely avoid this agency and the unpleasant experience of moving in an apartment unsuitable to move in!!

[UPDATE] I have rated this agent with five stars two years ago, however I have to downgraded it to one star, because of really bad service at the end of the tenancy. Three weeks past the moving out date we cannot reach out to our agent Annaise Perdigao to return our deposit back! She doesn’t respond to any emails nor she answers the phone calls. Still have not received the inventory check results! Contacted Benjamin on the property to rent, ever since then he's been very helpful, it was easy to arrange a viewing, and later on to do all the papers and sign the contract. Now we've happily moved in to our new flat! Thank you so much!

We've been renting with Life Residential for over 2 years, and the agency has been truly fantastic, a special thanks to our property manager Mahrokh Azarbin. We've had very few issues throughout our tenancy, however those small ones were fixed very quickly and the agency has been very responsive. We've had to terminate the tenancy because a fire happened in the building, and throughout those difficult times Mahrokh has always been extremely supportive and she worked really hard to make sure all the bureaucratic issues could be solved and that we would be able to terminate the tenancy without any major loss on our side. Highly recommended as renting agency, their service has been truly remarkable.

We have been with LiFE Residential for over a year and I have come to appreciate their amazing work. All of the guys were keen to help with our requests and they offered the best service. Mahrokh, our propert manager, was particularly attentive to any issues with the flat. Her responses were really quick and prompt and she was always making sure issues were resolved successfully. I have recently moved to London form Toronto, and I can't say enough what a lifesaver David was in the process. Finding a flat from overseas, during a pandemic, with no UK bank or UK credit history was a difficult to say the least. I spoke with 3 other letting firms (prior to getting in touch with David), and they clearly thought this was going to be challenge and not worth their time. Long story short, we came up with a solution that I and the owner of the property were both comfortable with, and happy to say I am now moved in, and everything worked out. David has been exceptional at helping us find and move in to our 3 bedroom flat. He’s gone above and beyond at helping us with any requests, and has made moving in simple and painless. While being very friendly, and making us feel welcome, he has also been very pro-active, checking in with us on issues that have take a while to be resolved, such that we are always in the loop. David Smith is an exceptional, customer-oriented professional, always ready to help during the whole process of finding and renting a property during the covid pandemic. Another agent had let me down when I was about to sign contracts because I had a cat, the agent knew about the cat all along and said it was ok when it wasn’t allowed and I was left facing the choice of leaving my cat with family members. David helped me to find my apartment that would allow pets and got the permission in writing for me, negotiating a great deal, consulting during the background check and all the paperwork so the whole process went smooth and easy.

Benham and Reeves have been amazing, especially Simon. We have received the best service we have ever had with an agency. He is super quick at responding, been very helpful with FaceTime viewings as we aren’t in the city at the moment and answering all our questions. We also asked him to measure the floor next time he’s in the building and he was more than happy to accommodate. Lovely customer service and a genuinely nice experience, thank you very much.

At the start of the tennacy, Jake was lazy, dishonest and nearly caused us £100s in extra cost because he didn't want to admit to the landlord that he made a mistake. During the tenancy Cluttons have dropped the ball with basic tasks like replacing a non-functioning smoke alarm (after trying to convince me we don't really need one?!) and communicating properly about renewing the contract. Dishonest, which is scary considering the amounts of cash involved. Would not recommend. (side note: most of these events are old, but you don't want to post about it until you know you have your next accommodation lined up - I would bet there are more complaints but people too scared to raise them)

As a landlord who has used this branch over the last few years, I need to communicate that things have gone downhill recently. I hope this might be useful to landlords and tenants. For the latest change of tenants, here are some of the things that went wrong: 1 Miscommunication with tenants. Sending me money when they didn't need to. 2 Miscommunication with landlord. Not discussing expired EPC and new EICC certs. 3 Miscommunication with inventory clerks that they manage. Check-out clerk turned up 2 hours late causing inconvenience to the leaving tenant & myself. Check-in clerk turned up even though I had not requested it. 4 Deposit failed to return. The portion of the deposit to me from the TDS scheme failed to be returned on time even though they paid the leaving tenant. Still waiting. I learnt a long time ago not to entrust money to an estate agent unless absolutely necessary: getting it back is a real headache. In my view the cause is that have too many cooks, each of whom is assigned one task. Many of them are in different offices or and don't know the property, landlord or tenants. The right hand doesn't know what the left hand is doing. I would suggest one point of contact or coordinator for each property to avoid this miscommunication. However, some staff seem to be just incompetent or lie. There are some good people in this Wapping office (Henry/ Olivia) but communication and coordination on each transaction needs massive improvement. At the moment it doesn't work, damages goodwill, and costs time and money for everyone. Things need to be better before I return with my business.

I was quite new to london and this agency definitely make everything smooth and easy for me, easing my stress of finding properties.
