First time experience using this agency. I have been buying and renting property for 17 years and have used a variety of agents from the corporates to the small independents and everything else in between. The aforementioned have nothing on these guys. Let our flat with minimal of fuss, achieved the rent we wanted and the back office administration was outstanding. We just sold our flat with Beresford residential in Brixton. Shelly Ann Spencer was our contact and she has been fantastic. It was a long and difficult process and we are very grateful to her as we would have never been able to sold it without her. She found the right buyers. She had been very good at keeping contact with both solicitors, the buyers and us to keep us updated and make things move forward at every step of the process to make it happen. Based in France we could not come to the flat but she took care of everything until it was sold.

This agency have been great! They went out of their way to let me view the property numerous times before moving in, even after I had paid the holding deposit and secured the property. Arranging the let of my first property was a daunting task and understanding all the requirements and regulations which had to be put in place was potentially off-putting. Although after consulting my requirements with Patrick and Mark they made the understanding of the process easy and were attentive to my requirements throughout the process. My property is now let and in good hands. I would use Stapleton Long for any of my future letting requirements.

We sold our house in West Norwood via Pedder in the Autumn of 2020 and we were delighted with our choice of agent. David Yuil and his Sales team in the West Norwood office made the process as smooth and efficient as possible, despite the invariable bumps in the road that come with any sale. We were very impressed with both the quality of sales material with which Pedder took our property to market and the clear determination of the team to achieve our target price. David’s team were also especially sensitive and diplomatic in organising viewings around our then tenants during lockdown who were also coincidentally clients of Pedder’s letting team. The high quality of service continued through the conveyancing stage and we found David and his team readily available and on hand to calmly and cooly manage issues as they arose between all parties involved. We couldn’t recommend Pedder West Norwood office more highly.

From day one the staff at Pedder, particularly David and Sam were professional yet friendly and made the sale stress free. Any queries we had were answered quickly by either email or a phonecall, their communication was excellent. Sam always re-confirmed viewings with us before bringing people round and kept us informed about their feedback. Even after the sale went through and we had moved out David still helped us out with a problem. Highly recommend Pedder West Norwood.

Final Update (May 2021): More fake reviews. I complained to The Property Ombudsman who ruled in favour of my case and awarded me compensation: Do yourself a favour and avoid this estate agent. Update (February 2021): Lots of obviously fake reviews here since I posted. Bernard Construction UK LLP was found to be in breach of the Consumer Rights Act by the County Court which determined it should make a refund to me of the reservation deposit. It has failed to do so and is now in contempt of court. I am having to rely on bailiffs etc. now to recover the unpaid sums. Original Post (Summer 2020): I tried to buy a property on which Lantana Estates was advising. It was an awful experience and I highly recommend you avoid them at all costs. I paid a reservation deposit to reserve a property until 31st March 2020. The transaction did not proceed partly because of the Covid19 lock-down measures and partly because insufficient information was provided to me by Lantana / its affiliate developer Bernard Construction UK LLP before the expiry of the reservation agreement. The reservation agreement therefore lapsed, as opposed to being cancelled. Bernard Construction is now refusing to repay the deposit back to me. Beware of these firms - Lantana Estates Limited & Bernard Construction UK LLP - they are untrustworthy, unresponsive, and, in my case, have sought to take advantage of me as a consumer by holding onto my reservation deposit without any good reason. I am having to pursue them through the small claims court: a timely and costly process.
