A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. Recently rented a flat from Gemma Froude. She was very helpful and responsive and sorted everything very promptly and kept me updated by text or email every step of the way. The only negative is that I was advised that the flat would be professionally cleaned before I moved in, which it didn’t appear to have been (floor very dusty, furniture not clean etc) though I’ll still give 5 stars as I imagine that’s more the fault of an outside cleaning company than the estate agency itself.

Recently rented a flat from Gemma. She was extremely helpful in providing the information we needed and also text us outside of her working hours to ensure we were happy. Any issues that have arisen have been resolved extremely quickly which is very comforting to someone who has not private rented before. I would really recommend!

Over the last few years I have been involved with 6 different estate agents in the sale of 2 properties. From the very beginning, the Unique Property Company stood out from the crowd. Simon Stone gave valuable and detailed advice on how best to present the place and mask the drawbacks...... put a smaller table here, paint the end of the hall white, empty this flat completely..... He gave the most realistic valuation of all the agents and then handed us over to his delightful colleague, Danny Brewer, who picked up the baton and continued to maintain the high standards already set. All through lockdown, while I was stranded out of the country, Danny kept me well informed, both of national events affecting the business and every single viewing, with feedback after each one. He made a great video with commentary you felt you could trust and then developed a strong relationship with the buyers and their builders. Nothing seemed too much trouble and this positive attitude helped enormously to take us all through the whole process, right to the end, including developments from solicitors. I shall definitely use this company again. Huge thanks to both Simon and Danny whom I highly recommend.

Completely unprofessional, disrespectful and poorly kept properties. They now refuse any phone call communication and do not respond to emails unless it’s a threat. Their buildings, some with up to 400 flats are more often than not left without heating and hot water on a regular basis as they refuse to carry out essential maintenance work. Beautifully presented properties inside but you WILL live without basic necessities and be subject to pure misery and anger.

STAY AWAY AT ALL COSTS This is the worst 'company' I have ever used. We were originally renting with another management company and we were changed to this one and given notice via a letter. I wouldn't even call criterion a company. They are extremely unprofessional, will ignore emails, pretend they emailed you, hang up on you over the phone. They did countless unprofessional things that I can't even begin to list. Maintenance team - showed up at our property unannounced, when we told them that we were busy in work meetings that day they called us a waste of time. Extremely rude and definitely not professional. This was after alerting them to issues for months on end. They couldn't even be bothered to just book a time and date like any normal company. We were left to live with black mold growing from our bathroom ceiling for almost 6 months. This was detrimental to our health and not to mention illegal and it wasn't a priority to their maintenance team. The carpark gate, main entrance door and side door to our block of flats in Emerald House was broken for 6 months. So incredibly unsafe and not what we were paying for. Surely this could of been fixed. Our cold drinking water ran hot in the evenings. When I informed the receptionist at britannia point she questioned why we would drink from a tap as if we were in a country with unsafe drinking water. The flats look great and modern but don't be deceived. I would of rather paid less money for a property which wouldn't of looked as nice but it would of meant we didn't have to deal with these people. The whole block of flats was damp and moldy. Wierd smells coming from the bathroom etc. If this company offered me free accommodation for a life time I would turn it down. I would rather pay double the price of the rent that we were paying just to avoid having anything to do with them. I am so glad to never have to deal with these people again. I have never dealt with such incompetent people in my life.

Please run away from this company as fast as you can. Anything will be better than these guys. Extremely unprofessional, does not respond to emails, send threatening emails to pay rent when in fact the rent is paid, we have a broken shower for almost a year now - sent countless emails, nobody responds to the emails let alone come to fix it. I could just go on and on but in the end I say AVOID AT ALL COSTS.

I rent with them for a while now. Never had an issue with contacting maintance team. Always respond within 24 hrs and arrange engineer to come quickly. Very professional lettings team. Good quality flats with all needed appliances, for good money.

Waste of time! I don't recommend if you are looking for a flat and you don't want to waste your time. They replied to my viewing request for a specific flat ( ad's link and photos within the email). I have received a text asking me if I can still make it few hours before the appointment. I had to leave my job earlier to make it and once in front of the building the agent shown me the basement. I've replied that I have ask a viewing for a specific flat which was not a basement according the ad I've shown her on my phone. She replied me " I can show you only what I have"!!! Such rudeness! such lack of professionalism! not admitting her mistake, no apologies, nothing but a waste of my work time. That's why I recommend to avoid Bellman London as real estate agency.

I have had the pleasure of dealing with both Francesco and Caterina, both are knowledgeable and wonderful to deal with! Have been letting through Bellman for c.2 years.. any issues that have come up have been deal with swiftly and professionally. As someone who has rented for > 10 yrs in London... this is BY FAR the best experience I have had. Highly recommended.
