If I could give zero stars I would. Our three leasehold Victorian conversion house has a huge exterior crack which is causing damp in two flats. This was first flagged in Sepetember 2018 and despite 2.5 years of constant chasing it is STILL THERE despite huge safety and structural concerns. We've been passed over three different agents, had the Section 20 Stage One AND Stage 2 notice sent out twice by mistake, the latter the same letter four months after receiving it the first time with numerous emails asking for the work to progress within that time. We've made ourselves amenable to multiple sight visits by surveyors and contractors with no progression afterwards, in some cases for years. To get a response from anyone is like pulling teeth, I have never in my life experienced so much frustration with one company. Avoid them like the PLAGUE! We're still chasing, still dealing with weather erosion from the crack causing falling brick and rubble and, at this rate, will for all time. The kick in the teeth being we have to pay them to essentially ignore us. 0/5

***DO NOT USE*** Charged us £100 for a professional inventory check out which clearly didnt take place. Nice one, its little independent agents like you that give agency a bad name. Waiting for the "we cant find a record of you on our database" exscuse to cover up the complete shambles that you are.

Very bad service provided by the agent as we viewed the property on 3rd of Oct which the agent said it is ready to move. So we told him we are ready to move on 1st of nov. So he said he cant Keep it for that long so we agreed to move in on 20th oct. Giving a notice to our current landlord about vacating the room on 19th oct. After so many days of trying to get to speak with the agent, he kept delaying the update of the flat, he calls up today the 9th of oct saying the owner doesn't wanna giv the flat.

He gave us the helpful advices on necessary improvement of the home before listing, and came out right price for the market. His marketing team did very good job on marketing and staging the home, took really nice photos and wrote a better descriptions. He has a group of professional contractors, they really did an excellent job on renovation and repairs. Ruz really took care of our home well. Ruz and his team are very responsive and hard working. Sometimes we get his email or message in the really early morning and late night. He put a lot of attention for details and communicating with clients effectively, which makes our whole selling process as smooth as possible. Overall we are extremely happy about the service which Ruz properties provided.
