My housemate and I worked with Aidan at Foxton's Peckham Lettings and he was fantastic from start to finish. Aidan took the time to get to know what we wanted from a properly and showed us a selection that met our requirements. Aidan supported us through securing a tenancy for our dream rental and was understanding of all our requests (big and small). Aidan was friendly, very responsive and I would absolutely recommend working with him to all.

We were looking for new accommodation and Maria, our agent helped us find the right place for us based on our needs and affordability. During the process she has been very responsive and went above and beyond to help us and continued to help and solve any issues that can sometimes arise in rented places, in a very short space of time and without any inconvenience. I would recommend their service to anyone looking to rent a new place.

Don’t live in a Gareth James property if you ever want your deposit back! Entering week five now dealing with Tianna, I’ve lived in 9 places in my ten years in London and always had a full deposit back within a week, maximum two! We’re now entering week FIVE which whilst it is legal, it’s morally unfair, the landlady is trying to look for more repairs despite us agreeing on a final value and the people at Gareth James are TERRIFIED of pushing or nudging their clients on behalf of the tenants. Having paid £1200 for the new deposit in my current place I’ve been massively out of pocket for over a month now. Moral of the story... if you’re not loaded and can’t afford to wait 5-6 weeks to get your deposit back, then avoid this place like t he plague!!!

The worst estate agent in Peckham - My property was let and managed on an assured shorthold agreement by Gareth James and the agreement wasn't worth the paper it was written on as the tenants broke it 6 months in. - I was informed by the agent one of the tenants had lost his job and both wanted to leave the flat at the end of the week, only to find out when I asked for proof he had not lost his job but that wished to move out regardless. The agents did not get factual information from the tenants and only did so when I suggested getting an official letter from the tenants employer to confirm this. Eventually the agent then confirmed the tenant had indeed forged a job termination letter, the tenants moved out netherless. - The management service is a joke as they allowed the tenants to vacate the flat without ensuring my keys were collected. I had to pay a locksmith to change the lock as the Gareth James distanced themselves from me by ignoring my multiple email request to get my keys back prior. - Rather than taking the tenants to court for breach of the tenancy, I agreed to the tenants proposal to release the tenancy deposit to me, and for the tenant to release the agreed one month rent deposit. Gareth James had the authority as a member of TDS to submit a proposal to release the deposit but they refused and ignored my many emails requesting this. I would also leave numerous for Cameron Cummings the Sales and Letting Manager to respond but he did not respond. - When the TDS finally released the deposit to me via Gareth James, the estate agent had the audacity to take over 200.00 from the deposit which was agreed with the tenants to be returned to me as part of the surrender. I sent multiple emails to both managers Cameron and Tomas requesting them to release the full monies owed or an explanation as to why i was shortchange, unfortunately i received no reply, acknowledgement of email or telephone Gareth James are the worst estate agent in peckham as they basically wash their hands with you if a tenant moves out before the tenancy ends, and if you no longer wish to use them to relet the property They are not bothered even to get your keys back or reply - The reference agency which garth james use are not accurate, a false reference was given to me. - The estate agents advised both tenants had permanent jobs and this was shown on job references at the beginning of the tenancy but I came to realise both were contracting and one tenants profession was different to the job evidence information that was given to me initially. - The sales manager (Cameron Cummons & Tomo Lloyd) see you as a moneybag and doesn’t care about the basic concept of providing a good service to ensure repeat business. - The let and managed experience I have had with this agent has been poor I have been passed from person to person, in fact I feel I have been robbed blind by them, I basically have not got what I paid for. They source unreliable, uncertain tenants, I would not use again or recommend Gareth James to my worst enemy

Had a great experience with Gareth James. Both Kash and Tomas were incredibly helpful and efficient and got us into a great one bed rental in Peckham within a week of us making an offer. Refreshing to work with such a great competent estate agent. Would recommend.

Beware of Mr Kushy Mahmood and Ms A Dewhurst! They're are the dodgiest landlords we've come across in UK. Studio flat in Linwood Close SE5: RISING DAMP damaged our furniture, clothes and health. 4 months into tenancy all was rotten & air unbreathable. We had to invest £100 in a dehumidifier, which meant a higher electricity bill, to prevent the mould from getting even worse. Had to sleep at intervals somewhere else. Complained severaltimes but got no reply or solution whatsoever. Still chasing them up for deposit repayment 2 months after leaving flat. Now they claim £100 for "anti-fungal treatment of external wall!" Clerk report states we left the flat spotless. We always paid our rent & bills punctually despite the pandemic. There should be a landlords record to make others aware of people like these. AVOID LIKE THE PLAGUE!
