We rented through Samuel Estates in Colliers Wood and dealt with Yohana Gabanes as our Property Manager who was amazing. She was always quick to respond to things and helped deal with any issues that arose during our tenancy. Our checkout was smooth and hassle free. We are so happy to have her again as our property manager for our current tenancy :)

We are very grateful for the inordinate amount of help we had during a sale we had to make for a departed relative. Unexpected problems were handled calmy and speedily for us and communication was good and effective at keeping the process moving against the odds at times. Definitely an agency to recommend.

What can I say?! Samuel Estates sold my house, fuss free, in a pandemic! As an estate agent of 15 years I can have overly fussy, high standards but Paul and team dealt with what could have been a total nightmare swiftly and got it over the line. Highly recommend. I've been with Samuel Estates for over 15 years now and I have nothing but high praise for them; as a non-resident landlord they have made the task of being a landlord incredibly easy! They are most professional, incredibly useful when called upon and generally just very pleasant to deal with. I can highly recommend them to anyone.

I have been using Samuel Estates for the last 11 years both as a renter and a landlord. In all that time they have been utterly professional in their approach. They are straight-forward in their approach, prompt with their responses and efficient and effective when managing issues relating to the properties. They have a clear focus on maintaining high standards when managing properties, and take as much care with small matters as well as large. I would not hesitate in recommending their services.

Really bad property management, the property was full of mold and dampness for 11 years, the bathroom was disgusting , and black mold around the toilet and walls in the bathroom, the landlord refused to carry out proper works, and just cheaply repainted over the mold , each time it came back, the radiator in the living room was leaking, this was old and the landlord was too tight to replace it. Our fridge and freezer were only three years old and yet ruined by rising damp in the kitchen floor. The property was rented at £1300 a month, and there had been a yearly increase in rent charges from the landlord , yet he took our money and did nothing for us, the flooring in the kitching was just laid and cut round the fridge, cooker, and units and washing machine, leaving a big uncovered gap underneath at the back , not even glued down so it was rucked up and looked awful.we had heating pipes drilled through the ceilings and our clothes always smelt of mold, no out of hours response for emergencies, so if your water or heating or electricity went on friday evening, you were buggered. When I raised this with mercer taylor, I was told to " pay for a private contractor and claim the money back " Likewise, when i complained to Roger morris the landlord through mercer taylor, I was told by them " if you are not happy with the property, then serve notice of leaving ", WOW . Throughout my tenency for 11 years, Ive found these people to be very rude, and was treated like i was just a number , very devalued as a renting tenent/s . Never recieved any statements of rent payments as to how much rent we had paid each month to date over the 11 years . poor, and sloppy management. So glad Ive ceased dealings with them . As a property management ,Mercer Taylor had a bound duty of care for the tenent in regards to the living conditions of a rented property they managed. As you can see from the photos, no decorating was every done in the space of 11 years, apart from the kitchen and so called bathroom , the rest was untouched .

Avoid this agency, the worst estate agents ever. They don’t listen to your concerns and problems of the property your renting. I couldn’t shower or wash dishes cause the plumbing was fitted by cowboys, I received food poisoning on several occasions because the fuse box kept tripping as the plumbing was fitted right next to electrics so water was leaking, nothing was done to fix this by the estate agents or landlords. I was blamed for mould!, and spoken down to by members of staff. I’m surprised they passed the health and safety of the property. They are not professional and will try to charge you end of tenancy cleaning even though it is against the law since June 2019. Claiming that the property was left unclean! When all there was was abit of dust! Probably from the fact that the property had not been entered for an entire week. The Incompetence is shown when it took them a week to realise the keys had been dropped back already. If you had common sense you would listen to the previous comments and run miles away. This being my first rental property has scarred me for life and I will never rent with a lettings agents that are money grabbers like this one.

WORST ESTATE AGENTS !!!!!Pease do not waste your time with these people. As a former tenant I can tell you they are very unprofessional and unreliable. They kicked me out because didn't want to do their end of the contract that we both signed. Also they rented me a property which was a commercial property and not a home property so they didn't have to pay council tax that so I was living illegally in that property for a year without me being aware because according with the contract we both signed council tax was included on the rent. The manager Matthew Reeves is very RUDE and obnoxious. Handled the all situation in a very unprofessional manner.
