Very disappointed with this hotel. My husband and I were due to travel to the UK March 20, 2020 and of course couldn't due to the global pandemic. Despite reaching out numerous times and getting Expedia involved, they wouldn't even offer a credit. We had to reschedule our wedding and weren't given such a hassle. We are Canadian and can't even leave our country and this hotel has shown clearly what our stay would have been like. If your travel might be disrupted due to the on going changes with the pandemic, don't bother here. No compassion onsite.

I stayed at this place for just under 3 years so know about these people *way more* than any of the reviewers here. Contrary to what you might think, this is not a British company; it is a company seemingly headquartered in Luxembourg and they have a number of names which is confusing - Brandenbergh Management, Studios2Let and Kelmscott Services SARL. The company at this moment in time is trying to extort money out of me. I have entertained the possibility they are victimising me because I am black. I would honestly urge travellers and tenants to stay away from this place unless you want to be harassed and lied against. The only good thing about the place is the location but it stops there.

We cannot in good faith comment about the room as we never got to stay here, but we can certainly comment on the lack of empathy and the sheer selfishness of the owners of Studios to Let. My partner and I live in Australia and therefore, were not able to travel overseas to stay here as planned. We booked all of our accommodation in February, long before Covid-19 was even known or present in Australia. We had booked 6 hotels/apartments and 5 out of 6 offered to refund us which was more than we had even asked for (we asked for a credit) so we were overjoyed by their understanding. This apartment however, told us that they would give us a credit but only make it valid for a year. To make it worse, they told us that they would still charge us a cancellation fee. We asked for their understanding during this time as we had no choice in the matter at all. I mean, we weren’t even allowed to travel more than 5kms from our home, let alone to another country and we explained that we had been told by our government that there were very slim chances that we would be able to travel internationally next year either (expect for our bubble destination which do not include the UK) and therefore, we asked the credit to be extended. We got told again that no, they would only give us a credit for a year because we need to understand they need to stay afloat – I’m sorry – you’ve already taken our $970 for the room which we can’t get back and you can rebook to make even more money – but you need more than that?! We are incredibly disappointed with this service and to make it even worse – they stopped even replying to us. Incredibly disappointing that this establishment is being so selfish and using this global pandemic to make money of people who like us, cannot help the fact that we cannot travel. Will never book here again. Pathetic.

We visited London House for dinner on a Saturday while lockdown rules only allowed for outdoor dining. The food was excellent and we were warm next to the heaters. I suspect the tables in the garden at the back are quieter than the tables next to the road where we sat, but we still enjoyed the experience and were so happy just to be able to go out. I hope to visit again when indoor dining is allowed.

My recent move was the fifth one in my London life, and I had the best experience with Elizabeth at Dexters Marylebone when moving in my current flat recently. Soon after I contacted Dexters, Elizabeth called me, checking all my preferences. On the following day, she showed me 4 wonderful flats in the area with very good variations, and thus she helped me to make a very good decision within a very short time. Elizabeth was very clear about everything, explaining all the meaning of each contract type, which was extremely helpful. Everything was smooth and quick thereafter too - I got a confirmation of the landlord's agreement by the evening on the same day. I am very much happily living in the current flat. The agent in charge of finding a buyer worked tirelessly to get people through the door, and when my first buyer unexpectedly pulled out due to the uncertainty of COVID, he advised the best way forward and set about getting potential new purchasers. Once a sale was agreed, the Sales Progresser and team drove things forward, constantly chasing both solicitors and keeping my buyer and I fully informed throughout. They are all thoroughly professional, kind and empathetic people, and genuinely worth the fee.

Utterly unprofessional service. The agents seem to be unable to provide basic communication. Don’t expect them to actually give you updates through your renting process, even for basic things such as whether your offer is accepted or not. You’ll just wait a week, only to see the ad disappear suddenly and finding out the place has gone. Caution to readers: if planning to rent though this agency, make sure you treat them like children if you want basic letting agency service. Pester them hourly and keep asking for updates - as they are incapable of doing so.

I’ve had three phone calls with the agent Harriet this week and each has left me irritated and left wanting. The first there was an assumption made to my budget and I was heavily discouraged from viewing a property until I was eventually asked my budget and then the time of the conversation changed rapidly as I was clearly seen as worthy of her time at this point. The second was telling me the said property was now unavailable as an offer had been made and I couldn’t see the property as it had “all but formally been accepted”. I would have actually matched the offer with an earlier move in had I been given the opportunity (I really liked the location and quirky nature of the flat). The third conversation was a “catch up” where I advised the same agent that a place had been found and offers made; this was said to politely end the call as my search has finished, to which I was asked several times where the property was and when asking why, I was told “so we can keep looking”. Overall, these are small fry issues but the tone used, the lack of professionalism and acerbic nature of the agent have led to a very sour aftertaste with Foxtons.

Harriet was outstanding with my first flat search around Marylebone, the professionalism shown towards my queries and doubts were of great quality. I would highly recommend Foxtons, but agent Harriet in particular as she made the process feel relatively easy and efficient. We covered over a dozen flats and learnt a tremendous amount from Harriet, will definitely source her and Foxtons advice again in my next property search. Responsive, quick and a great agent.

We would highly recommend Audley at Foxtons Marylebone. We were seeking to rent a property. He came up with a shortlist of 6 properties at short notice, all of which suited our needs. Audley was knowledgeable about the properties, prompt in his communications, professional, punctual and friendly throughout. Very personable and helpful. I am very grateful to the professional and patient from Antonio who helped me rent an ideal apartment in a short period of time. He introduced the apartment with unreserved enthusiasm, and in all the people who showed me around the apartment, he was the only one I met who really understood what it was all about. It's hard not to be impressed by people who work hard and patiently. The formalities of renting an apartment also come down very quickly, and the right to use the house has been obtained in three or four days. When making a choice of Estate Agent to handle a sale there does not always seem to be objective criteria to assess. In my case I chose Savills given its ongoing reputation but more pertinently to the local knowledge that was invaluable in understanding the correct price and marketing allied with its outreach to potential buyers. Having made this choice I was not only delighted by the professionalism of the team - particularly Alex, Nick and Tom from their Marylebone office and Claire in Mayfair but the ability to service both the seller and buyer in such a fair process. Moreover, given the service - and actual sale - I have only chosen Savills to handle my subsequent purchase. I would highly recommend.

This is the best agent in Marylebone with unique connections in the area (e.g. with the medical world) and have been operating extremely successfully for over 30 years. Jeremy and his son Michael have a very different approach to both buyers and sellers weaving them together without undue pressure being exercised but always present and willing to guide and support at all times. Transactions are closed via super appropriate guidance to all concerned. During the pandemic, being an owner-run business, they were the only choice as far as I was concerned since they put in the extra mile at all times. Apart from closing a sale transaction for me on Friday at a "dream" price, they also managed to rent two of my properties at this most difficult time without void periods! Absolutely amazing and I will never go anywhere else.

NEVER trust this property agent. This was the worst renting experience I have had in my 15 years of renting in London. 1. THE MAIN REASON TO AVOID THIS AGENT: Thank goodness our deposit was under the Deposit Protection Service (DPS) - the agent and landlord made false claims; tried to take most of our deposit for fabricated reasons (not in the check-in / check-out report); tried to falsify documents (having another check-out agreement done 3 months after our departure - not agreed to by the DPS); and luckily didn't get any money, but tried to lie, falsify, modernise and replace items un-neededly using our deposit,etc. DO NOT TRUST THEM. We have only just got all of our deposit back 4 months after leaving the property! 2. The property was filthy and unclean on moving in. 3. As soon as we'd signed the contract, the agent was consistently "too busy" - never picked up calls, never replied to emails or messages - replies were "too busy currently". 4. They consistently had works men coming in to make alterations in our apartment for the properties above us, with little to no notice. 5. The landlord wanted to frequently visit - one time to show friends around the property - under the pretence they had people who wanted to "inspect the works" - for rented accommodation, we felt the property was not ours and we had no privacy. 6. The landlord instructed works on our property's patio (which you cross to get out), of which the agent was aware, including it being dug up - without notice. I nearly had an accident. 7. The landlord instructed refurbishment on the upper apartment, of which the agent was aware - meaning scaffolding was build over our apartment, blocking out all light for nearly 3 months - without notice. 8. The Agent didn't reply to their obligation to respond to the DPS claims - they only responded when we threatened legal action 3 months after departing the property.

I hate giving bad reviews, however this review is intended to warn tenants (I cannot speak for Landlord's) and things they should be aware of. Note none of this is opinion, it is an accurate description of things that have happened. 1 - The day we moved in the property was filthy and we had to get MB Property to arrange a cleaner. This ended up being a heavily pregnant lady who was expected to deep clean a 2 bedroom apartment (it needed a deep clean due to development works and was incredibly dusty). Unfortunately this was a sign of things to come. 2 - Overall service during our time when there was issues was substandard and in the end I ended up fixing things myself as I knew it would be more of a headache to call MB Property Services. You will be told its wrong time to call or too busy to help. This echoes other reviews I have seen and I can attest this to be the case. 3 - By far the biggest warning I can give is the checkout process. I am firstly very pleased the DPS scheme is in place. The landlord attempted to not only charge us for additional work on improving the property but then they supplied a new checkin report 2 months after we moved out as evidence towards their case. This is so low and dishonest it makes me wonder what else this company gets upto. Thankfully we got our full deposit back and I wish I could publish the rejected document for all to see. I must urge anyone looking at a property marketed through Marilyn Bryant to proceed with caution or if at all possible avoid. If its a property you like make sure you are all over MB property Services from the start and be watchful of any bad business practice's. Infact expect them and then you won't be surprised when they arise. Protect yourself and document everything as trust me it will come in handy when you move out. I can only hope that companies like this and the people who run them are not in business one day. They don't deserve to be.

We rented one of their flat in Leicester, back in the UK last year. It is an old fashioned flat which built on circa 1800 but still in excellent condition. It is clean inside and also well-furnished. The hospitality from building management is also top notch, made several complaint and they still managed to done that with satisfactory response. Will definitely ring them when one day return to the UK.

We have just sadly moved from KF Properties, after 10 happy years. We only moved due to an opportunity to have a ground floor flat with a garden, from a family member. This people don't react at any messages in the home-away app. Their telephonenumber doesn't work. The WhatsApp number they added in there first email isn't working. This is the reason that I don't have the trust to be welcome at this place and having a place to sleep with my son of 13 y old. I don't want to take the risk of not having a place to sleep for 4 days. So I booked this evening a other appartment in London to be sure to have a sleeping place tomorrow. I sended them a email and hope I get my money back.

I will start with the positives about this apartment first; location is really nice, it wasn't noisy. There is a bus stop directly outside the apartment and the tube station is about a 5 minute walk away. The security system to the apartment is very up to date, with the latest keypad entry locks on the front door and on the door to your room. I will be honest, I actually think the only nice thing about the apartment was that the wardrobe was a decent size and you had the option to cook. Now for the negatives and there are quiet a few, the whole place inside wasn't clean at all, considering you pay a £15.00 clean charge and for it not to be clean in the first place is a bit of a joke. The code to our door was left on a pin pad outside our door, so anyone could have entered the code to get in. The room was incredibly small, the photos online are very misleading. There is barely any room to get changed at all. The iron board was completely pointless, I've seen cliffs smoother than the ironing board. The bed was really uncomfortable, we were only provided with 2 pillows for 2 people and one was like a sheet of paper. If your wanting cold water from the kitchen tap, be prepared to wait, and wait....... and wait. The same goes with hot water from the shower. The bathroom was miniature, I don't think it could be any smaller if they tried. The shower door was broke and didn't shut properly, it was reported but nothing was ever about it whilst we were there. The main thing I was sadden by was the lack of customer service, I went to London to take part in the Clapham 10K, I stopped over on the Friday and the Saturday. Meaning I needed to check out by 11am on the Sunday. My race was at 9am Sunday morning and I kindly asked if It would be possible to have a later check out, even if it was just an extra hour just so we could leave our bags there and so I could get a shower and get changed. They wouldn't help me out with this at all and offered no alternative. I even offered to pay extra. Luckily I managed to get back to the apartment before 11am. I wouldn't recommend this apartment

This place was pretty grim, not what one expected. Tiny room and stained carpet on the stairs. Couldn't even get in until someone was found. Would have changed this right away, but time was rolling on after a long drive. Grubby and uncared for. Location fine, but the place certainly isn't.

We got a great price for one of the apartments for the night. No staff on sight but we were sent clear instructions on where to find our key. Our room had a well equipped kitchen and outdoor patio area. Where we felt pretty down was the lack of care and maintenance shown in the rooms. Several faulty lightbulbs (including the only one in the bathroom); no towels provided; hairdryer was missing an earth pin and no-one available to pick up the phone. A little bit of effort could improve this place no end

I generally do not give 1 star as I prefer simply to avoid writing a review altogether. The reason why I would like to write it, is because I think in this case the unpleasant experience felt actually "staged". I don't know why, therefore it's only fair that I join the other customers who gave 1 star. On the website, there were pictures of a decent flat with a modern kitchen, modern bathrooms, nice lighting, etc. I booked a viewing, because I needed to find an accommodation after a week, so for me it was quite important. And time and energies are very limited. Initially, the agent was nice and welcoming. I was told that there were 4 rooms available and that because of the pandemic, it was difficult to rent them. That was the reason why they were offering tenancies for just three months. The market was just very quiet, that's what I was told. I felt very grateful at that moment, that a professional person could help me in such a delicate time. I also felt silly that I had wasted a long time on Spare Room where privates were wasting time and I was happy that an agency could help me cut out unsuitable places. Then the day after, everything changed. The agent didn't pick up the phone several times. Eventually, he said all rooms were taken, apart from one single one. I said I still wanted to have a look, because something felt odd in the responses I was getting, almost as if I couldn't see the initial place we had agreed on. Suddenly, 5 men were living there and the room left was a single tiny one. I still wanted to have a look, so the viewing was confirmed. I asked for the address and received no response. The day after, the day of the viewing, I had to text and call again to know the address. 1 hour before the meeting I was written the address, so I had to rush. I was showed a place which looked abandoned. There was a big hole on the ceiling of the living room. A person who was supposedly a tenant's boyfriend was sitting in the lounge, but no one else was in the house. It felt a "staged situation". No one likes to be played around and it leaves me with an unsettling feeling inside as to why would that happen. This is why I am writing this review,

I have to preface my review with a little bit of context. I was almost done with the final contracting process with a completely different property when some contracting issues caused me to pull out of the contract at the very last minute. In the days of finalizing that contract, I hadn’t seen any viewings for the past week so I was extremely anxious to finding a new place let along securing something asap in the next week. I saw a listing on Rightmove and set up a viewing with Sarah for the next day. When I got to the office, Sarah told me that instead of just 1, we would be going to 5 different properties so that we can have a better understanding of what I was looking. The time and effort it takes to bring someone through 5 different viewings is no easy feat and I have to commend Sarah for her efforts and help (especially on a rainy day). Throughout the viewings, Sarah was very sharp in identifying what I was / wasn’t looking for in a unit and helping me understand what things I definitely wanted vs. what things I am comfortable doing without. The overall process from viewing, securing the unit and moving in was incredibly smooth. Sarah was extremely helpful and warm throughout the process and I felt 100% comfortable bringing up anything with her whether that be a question or an issue I was facing. Cut to now, as I sit in my current apartment (surrounded by Amazon boxes), I can’t thank Sarah, Lindsay and the team at Berkshire Hathaway Kay and Co enough for helping me find the perfect place to call home in London. If you are looking to find a place anytime soon or later in the future, definitely give them a shout!
