A unique and time saving innovation. Thank you Mashroom. Refreshing and user friendly. So much easier than the traditional process. Keystones were amazing from start to finish and I would highly recommend them. Ross was professional and very patient with me as I took my time to decide whether or not to put my flat on the market. He took me through the process and was honest about the market value (compared to other estate agents). Ross handled all the viewings and my flat was on the market for less than 2 months. Adil was awesome and supportive during the negotiations and post offer queries including liaising with both lawyers. I would highly recommend Keystones!!!

A supposed ‘estate agency’ which exploits students and puts profits before its’ tenants. Rude, unprofessional and are profiting off students during a pandemic. I regret ever approaching Hamletts; I rented a one bedroom flat, (7 Buttermere House on Mile End Road) in the middle of September for university. A month into my tenancy, my mother got sick so I asked if I could move out earlier as I had to take care of her; I was already spending more time with her rather than staying in my flat. My request was declined and I was told that I had to pay a surrender fee for the remainder of my tenancy agreement which was at that point £2000. I declined. I asked again in November if I could move out earlier and was told by my agent Rezwan, who I thought was nice that the only way this was possible was if I found a replacement tenant. Given the lockdown, this proved difficult. My flat, which I was told was ‘newly refurbished’ also had a massive leak through the ceiling. This took weeks to resolve. I asked for a rent deduction in January and my request was declined. I asked if I could move out a month before my tenancy was due to finish; again this was denied by the scum owner who’s profiting of students like me. I was paying £500 for an empty room and the agency did not show any sympathy or care. Like I said at the start, they only cared about their profits. I decided to leave my tenancy early in February as I didn’t want to pay them a penny more. Although my agent Rezwan was friendly at the beginning, he never once showed any sympathy and only cared about the agreement I signed. In times like this, there are more important things than an agreement. What’s disgusting is that I know they’re doing this to dozens of other students. These guys have shown no sympathy for students and are using our rent money to feed their families; what a way to support yourself and your family! To the owner of 7 Buttermere House on Mile End Road, who’s profiting off students during a pandemic, I pray that karma gets you because you’re a scum who deserves nothing good in this world. I would rather live in a tent in Mile End Park than ever choose Hamletts again. I hope you’re all proud of yourselves for exploiting students during a pandemic! *Update* - I received a call from Rezwan today (26/02/2020) warning me that Hamletts will take legal action against me if I didn’t amend this review. Taking a 21 year old student to court instead of trying to resolve the situation is beyond disgraceful.

We rented a property through Hamletts for around 3.5 years. Our agent was Gurpreet Singh. On the whole they provided a good service. Positives: The repairs team were very responsive to calls/ emails & issues were sorted out quickly. The agents on the info telephone line were polite & professional. Gas/ electricity safety inspections were carried out yearly like clockwork & the property was inspected yearly to ensure it met HMO standards. Everything was licensed as it should be & all documents & certificates were provided in good time & good order. Our deposit was protected in a timely manner & Gurpreet advocated well on our behalf to ensure we didn't have any deductions from our deposit. He advised us that due to the length of our stay, most furniture would come under "wear and tear" so would not be recharged to us, & kindly let us take one of the desks with us as it was no longer in perfect condition so would have been replaced anyway. We had a few changes of tenant during our stay & this was relatively hassle-free. The original tenants (I joined later) were able to successfully negotiate the rent down at the tenancy's outset, so it was £50/m cheaper than advertised. The tenancy agreement was drawn up well. Gurpreet was very friendly, helpful & knowledgeable & we felt he had our best interests at heart. Our fridge-freezer broke partway through our tenancy and it was replaced promptly with a much bigger, newer model, no questions asked & with no charges. Negatives: When repairs were done they were often "quick-fixes" & sometimes did not solve the underlying problem, leading to repeated issues in the future. For example, the property had originally been plumbed quite poorly so the pipes would frequently block during winter. The back-up of water would then cause the pipes to leak at joins. We were sent a lad who plunged the sink (which we had already done) & used a cable tie to move the leaky pipe into a different position to close the gap where the leak was (again, we had already tried this ourselves). This solved the issue in the short-term but obviously did not resolve the underlying issue so we had similar problems the next year. It was clear the property had not been renovated prior to the tenancy so there were a few awkward issues such as floorboards not properly aligning with each other, creating gaps in between which were hard to clean, doors not closing properly in their frames, & bad internet cables. We did also notice that the property was prone to silverfish, fruit flies, & carpet beetles, despite our best efforts at extermination. This was probably due to the fact that the property had not been fully cleaned prior to the tenancy. For example, the lights in the kitchen were covered in a thick layer of yellow grease and dust, which we found impossible to shift. It looked like it had been building up for decades. Similarly, the tops of the kitchen cupboards were thick with grease and grime, as was the inside of the kitchen window. The bathtub had wood panelling on the side which looked like it had seen better days (this was the likely home of the silverfish & was impossible for us to remove/ clean behind without causing damage). We did call the info line & were told that pest control was our responsibility as tenants, so the agency did not send contractors to help. As mentioned above, we had a few changes of tenant throughout the duration of our stay. Each time a new tenant moved in, we were asked to sign a new 12 month tenancy agreement. We did not object to this at all, but did ask for an inventory to be carried out prior to the commencement of one of the new tenancies, & were told this would not be possible. This lead to a discrepancy when it came to returning our deposit, as we were initially blamed & charged for damage that had already been caused by previous tenants who had long since moved out. Luckily we had photo evidence so in the end we were not charged, & Gurpreet did help us a lot [cont. in photo]

I rented rooms twice through Gurpreet Singh of Hamletts. He is very professional and deals with things very quickly and efficiently. The rooms are also very good, and the agency responds very quickly over any issues such as maintenance. Very satisfied with the quality of service provided. Thoroughly recommend.

The most dysfunctional, unreliable and shambolic organisation I have come across in my entire life. OHG staff are incompetent to an extremity and blatantly lie saying they will call you back which they NEVER do. You have to chase these pathetic jobsworths up for at least a year to get essential repairs done. Zero stars to these shameless egomaniacs.

Awful. Took 5 months to set up rent account, didn't inform us the rent had increased all that time. Wrong name on account for months. Told an email address was redundant and not used anymore, but then given that email to contact again and it was active. Want to replace some doors on the house, all paid for by us of course despite only part owning and struggling to get anyone to approve it. You'd think they would love it that you want to improve their property share. Quick enough to increase rent and service charge though. Seems to be someone cutting a bush or blowing leaves every week so think that's why service charge is so high. Stop that and get more people answering phones. Also, when you say you will call back, call back. Lost count of the times you have not. Only been 5 months but wondering what I've gotten into. Lost count the amount of times I've slapped my forehead after a call to them.
