I have recently been in contact with a number of Estate Agents in the last few days, whilst we decided that the area we had chosen to buy in was not suitable, unfortunately having to cancel viewings that Phoebe Porter had booked, I have to mention what a fantastic Estate Agent she was. The first month in the apartment I rented from this letting agency was a nightmare. When I moved in I received an apartment which was very dirty. The carpet, mattress and living room furniture were dirty and with an awful odor about them. The refrigerator gave a stench of rotten food. There was building dust in the kitchen trapped behind the counters. They refused to assist with this. These issues were not reflected in the inventory of the move as they avoided acknowledging them and instead said the state of the apartment was "professionally clean" which was evidently a dishonest misrepresentation of its actual state.
All lovely, professional and helpful. Second time renting through them and would do again.
I have used St Andrews Bureau to manage my rental property for over 10 years. During that time a professional and responsive service has been provided and my property has always been let out very quickly between tenancies. For the past two years Conor Jackson from St Andrews Bureau has been dealing with the letting and management of the property and he has gone out of his way to deal with any issues that arise, As a Landlord I can recommend St Andrews Bureau, particularly if you can get Conor Jackson as your allocated property manager.
I have been a tenant for last three years at a property managed by SAB. Connor Jackson is my property manager. He alongside SABs support team has been an incredible support. Having dealt with many agencies over the years I hold Brookdale in the highest regard and feel very grateful to have such a warm and welcoming agency.

My partner and I were looking for a home to rent and we found a suitable option offered by Brookdale Property Management. They arranged the viewing for us very quickly. Then after the property viewing we sent them our application and received a good news on the same day. The application process went smoothly and we were explained every step of it in a very friendly yet professional manner. After moving in we had a moment with the gas meter cutting out because of a cold weather. We immediately reported to the agency and the maintenance team came within an hour. We were amazed on how fast they acted to solve the issue. Turned out it was something with the meter itself so we had to contact the Gas Supplier and the agency kept contacting us so we would update them on anything the Supplier wanted to do with the meter. For us it meant that they have high standards in keeping good records which is a great job they are doing. Their team is very kind, professional, organised and effectively communicate with each other and clients. We would definitely recommend using the Brookdale Property Management services.

If I could write a review with 0 star I would. Honestly worse costumer service experience ever! Booked a viewing for today and when I got to the address of the property there was nobody there, so I called the costumer team and asked about my viewing appointment and they just hang up on my face. So I called a second time and they told me that it was a mistake, that there was no viewing scheduled but I have the email from 'Vinnie' confirming the appointment. And the worse part is that while someone was apologising on the phone I could hear the other team members talking about me and laughing in the back ground, so unprofessional and so rude! PLEASE AVOID THIS COMPANY!!
PLEASE SELL THROUGH SOMEONE ELSE NOT THEM, I am a buyer and I just can’t get a viewing appointment! It is impossible to reach them, no one picks up the phone, no one answers e-mails, I have reached a live person over the phone after million attempts, asked for a viewing, they couldn’t arrange one over the phone and give a potential time day slot as ALL THE OTHER AGENCIES DO, they promised to call back and never did, there is another properties I would potentially want to buy, but I can’t even book a viewing
We've used the letting service of Tucker Gardener four times in the past and all four of our tenants were some of the best tenants a landlord could ask for. Although there were times when the agents were not as responsive as we'd like, the quality of tenants was enough to make up for it.
DON'T SELL YOUR PROPERTY THROUGH Tucker Garner! UNPROFESSIONAL and NON-RESPONSIVE! Here's my experience as a potential buyer: - The phone number provided in the property ad leads to a voicemail that loops and never connects you to the estate agents. - We've made an offer for a property. Absolutely no update on their side despite promises to get back to us. When we called, there were no excuses, just 'George is a very busy guy' and 'There you go, we've just updated you'. As a result of their attitude, they'll probably lose a potential buyer. So think twice before selling with them, as most likely you will have fewer offers and thus a lower price for your property.

Martin & Co is in a totally different league from the previous two lettings agencies I have used. When I was looking for a new agency, Matt stood out as he was so friendly, approachable and knowledgeable. He made sure that the transition from the previous lettings agency, with whom I had had many problems, went smoothly. My property manager of the past couple of years, Shavonne Harris, is fantastic, acting upon emails immediately and even going out of her way (literally) to help. She clearly has a good relationship both with the contractors and my tenants, which gives me peace of mind that my property is being well looked after.
Eleanor P was fantastic all throughout the process of finding and securing my new rental. From my initial enquiry her responses have been quick and friendly. I specifically had a personal worry about my referencing being approved; she gave reassuring and helpful advice. Martin & Co also helped quickly resolve a number of issues with the property when I first moved in. The business, and specifically Eleanor, have only been professional in my experience. Thanks!

I have contacted them twice about an invoice for checks/certificates on my property that they rent out on my behalf. However the person i deal with at your office, actually arranged for a mate of theirs to do the checks on the cheap and i paid him cash at the property and your still trying to invoice me for them.
We're renting house from them for more than 9 years. It was fully refurbished before we've moved in. Resonable price and they're always responsive if anything happens. Definitely would recommend this agency to be with.
I really enjoy working with propertyline. I have rented my properties with them for years now and had very little issues, rent paid on time and the tenants have been fab! Wow, where do I start with how unprofessional, unorganised, dishonest, not trustworthy, disrespectful and rude this company are!?! (I would actually give them 0 stars tbh!) Being a first time landlord, I assigned them to fully manage my property and take the stress and pressure out of renting it out, well that was what they sold it to me as! All I can say is they added more, unnecessary stress to this process and offered no reassurance at all (not great at all through my recent pregnancy and also the tenant's pregnancy!). I had to get in touch with them to prompt property inspections as well as gas safety inspections and boiler services. I was constantly chasing responses to calls or emails, no response from them ever fully answered all the queries raised. I never knew who to communicate with as I had contact from over 10 people within the business during the 18 month period I used them for! The manager was highly unprofessional, in a phone call in October 2020 she basically called me a liar and argued that she and Progressive Lets were right! She offered a slight way forward with compensation for poor service from the previous year, promising loads of changes and admitting they had not been as good as they could have been! Then, when I handed in notice to take my property elsewhere 3 months later, without permission, they just took this given compensation out of my monthly income leaving me heavily out of pocket! Other issues I had were: they charged me for a tenancy renewal which I found out by accident at the end had never actually happened (so it ended that I stayed with them unnecessarily for months longer than I would have done if I'd have known this wasn't in place!), they charged me for some heaters twice and it took me to point it out again to get this refunded!, they didn't use my own contractors as instructed, they didn't inform me of repairs which meant delayed repairs to boiler and I feel this contributed to boiler failure and replacement, communication was atrocious throughout replies to emails were never forthcoming, the manager confirmed details on numerous occasions in emails then went back on these constantly, an inspection didn't include photos of the outside garden or she's because it was 'raining!', tenants were unnecessarily disturbed for work which could have been done on one visit, and they told me I didn't have an electrical safety certificate and were going to charge me to get one done even though I had handed this paperwork into them right at the start of the original tenancy (all paperwork was apparently lost, and they didn't have any hard document files for any properties! I had to justify when I dropped them off to the office, who I handed them to, where this member of staff sat in the office etc because they clearly thought I was lying about that too! It miraculously turned up in the original folder with the other hard copy documents after many ridiculous emails!)!! It's a very good job that I constantly monitor dates and money and if you are a landlord using this company you need to monitor this very closely! Avoid this company at all costs! It's companies like this that give landlords a bad name.
Very disappointing experience. I found a property that I wanted to put a deposit on. I was told the landlord wanted to meet the applicants first so not to worry I wouldn't lose the house. Upon viewing the house, I was told there was interest in the property however I was the strongest applicant. I was encouraged to take a video of the house to show my son which I think is cruel if there was never an opportunity of me meeting the landlord prior to their decision. They knew how important the property was for me and my son. I rang a few days later to be told the landlord had seen the applications and chosen someone else. The decision was based on what was written on a piece of paper. Therefore, the information I was given in the first instance was incorrect and misleading. People should not play with other people's emotions like that it's inconsiderate and unkind.
We were having a hard time finding a place and starting to lose hope but then we got in contact with Progressive Lets. We viewed a property and within a week were paying our deposits and signing a tenancy agreement! The first agent we met to conduct the viewing was really friendly, knowledgeable and keen to assist, he made sure we knew everything to carry on. When we've had queries along the way, everyone we have spoken to has been excellent and quick with responses. The gentleman Aaron that we collected our keys from was amazing! So friendly, welcoming and helpful! He really made the start of our new chapter a positive one!
Highly recommend, it was tough for us being an overseas applicant recently moved to Peterborough to go through the whole process of renting, but Progressive Lets has been really helpful, especially Steph, Aaron and team. Professional through out the letting process and even the after let services. Smooth paperwork processing through Goodlord is also notable.

I would like to warn future people considering to rent from this Agency. Please make sure you take pictures of every single corner and record any detail, even cobwebs or crumbs, in their inventory. I moved in to a property that was not cleaned and complained on the phone to one of the agents. Unfortunately, she failed to advice me to take pictures and include all those details in the inventory. Even though the agency did not do a proper inspection when they took on the property from the landlord and do not have photos of how the property was given to me as the first new tenant, they will be charging me for a full clean. The agent Meghan instead of trying to resolve the situation constantly refers me to make a formal complain with the Ombudsman. This is very poor handling of the situation. So if you rent from them please make sure you record all information and take pictures as evidence. Apart from the check out and them not following their tenant agreement, my experience with getting repairs done was good and they act appropriately. However, I feel that in general agents treat tenants as a number, I dont feel I can trust them or that they would look after me as a tenant.
Horrible experience dealing with them. I rented a house through Carter Jonas for 5 years and I had to wait for weeks or months for things in the house to get repaired, and some have never got repaired. That includes serious things like an electrocution hazard. If you really must use them, make sure you contact with them in writing only and keep a record of all your email exchange with them as you might need it one day! They raise your rent every year by default, saying it's in line with rental market in your area even if that's not true. In my case identical houses on my street and rented by them were lower price than mine and they still tried to increase my rent. I would advice taking screenshots of property ads in your area so when the time comes to renew you have a proof of it. The end of tenancy process was just a nightmare. Try to prepare yourself for that in advance. I would never use them again.

The difference between Giggs and other Estate Agents is their energy and proactivity. For us, this manifested as generating huge interest as our property was launched, at a price point we were very comfortable with. This relentless energy led to 9 viewings and offers on the table within a week. We put much of this success down to integrity - they are straight talking and spoke about the appeals and reservations of the property with us and buyers alike. After sales, the same high level of service continued. We had a short yet demanding chain where not everyone was always on the same page. Avoid against. Company does not resolve tenants complaint which are raised in regards to property fixtures. In terms of getting your deposit back after you leave, there is a 80% chance they will charge you and keep some of the deposit no matter how good of a condition you leave the property in. Please avoid, it is not worth it keep looking you can find alternatives. The contract they make you sign loses any argument you can make later on since they have you sign a ridiculous document.

Zoe has always been great at acknowledging any queries etc I have had and been always quick to get a resolution.
I have been letting through Belvoir for 8+ years now, all the staff are friendly and it is a professionally run organization. Cons: Communication by email can be patchy, I just call now as I rarely get replies by email. The photos in the inventory reports are too small to be useful, given that these reports are sent electronically (no paper is being wasted) why not put one photo per page so that the photo quality/resolution is higher?

I purchased a house sold through Thomas Morris so cannot comment on the sale from a seller perspective. I can say that Jemma Woodroff was so communicative and supportive. Really impressed with their effort to provide a video tour of almost every property advertised for sale, which was tremendously helpful during the pandemic. Physical viewings were also easy to arrange and COVID safe. Staff were all polite and professional. Emma has been so helpful all the way through with chasing our solicitors and even though she was not feeling very well - she responded to our email which we think goes above and beyond what you would normally expect. They refuse to give me my deposit. Tried to charge me £90 because there was no water in the property which I will NEVER pay. She told me that I agree to pay and I have the conversation recorded. She never mentioned any price and I never said that I was going to pay for this. When u rent a property u expect to have water. Then she made up in the email that I called them cos I had a leak. If u rent a property with this agency please install the app CALL RECORDER in your phone cos anything they tell u is a LIE. They're not trustworthy especially this woman called Bev. They give u the property dirty and when u leave the property, they expect u to leave it spotless. Avoid them, they are thieves. Make sure when you leave u take pictures of the property as proof and have a witness with u. My friends rented a property with them as well and it was a nightmare. They are racist too.
This was my only experience letting a property (Cambridge), and I was pleasantly surprised at how easy it was with Maxine Lester. I had one issue at the beginning of my tenancy, and it was resolved immediately. They are understanding and will honestly try to work with you and the landlord as best they can. I had heard horror stories of tenants getting nickel and dimed on their deposits, but the end of tenancy process was smooth, and I got my full refund back. I could not have been happier with the team, especially Bev and Esme. I would have zero hesitations letting from Maxine Lester in the future.
