All of our minds are on festive thoughts at the moment, but before we know it, the tinsel will be back in the loft for another year, and spring will be round the corner.

As we look to the new year, mark April 6th in your diary, as this is the date that changes kick in that will impact the Right to Rent checks.

On this day, the way holders of Biometric Residence Card (BRC), Biometric Residence Permit (BRP) and Frontier Worker Permit (FWP) prove that they have a right to reside changes. From then, they will only be allowed to use the Home Office online service, they will no longer be able to present a physical document.

Currently, you are able to accept any of these documents in a physical form, as long as they have a valid expiry date, however post April 6th 2022, all applications must be made via the simple online system.

How do I use the Right to Rent online system?

The online system is really simple to use. All you need is your prospective tenant’s date of birth, and a code. This code is generated by the tenant – they have to log in and obtain it prior to you being able to carry out the check.

Backlog changes

Don’t worry, there’s no need to rifle through your files and do anything with any of your old R2R checks. No retrospective checks using the new system are needed to update the system, as long as you have carried out the checks correctly, you are absolutely fine.
